Key Responsibilities:
Responsible for leading the operations team in managing the service operation and maintenance of the mall.
Identify and interpret operational objectives and strategies as well as to translate these into various operational and maintenance programs in accordance with established policies and procedures while maintaining compliance with the annual operating budget.
Plan execute and coordinate sound operational programs towards enhancement of the operations of the mall to an accepted standard.
Prepare the annual budget (operational and capital expenditure) which includes the forecast that may be requested by the Management.
Manage and administer the service contracts and ensure that all works are duly carried out within the approved budget.
Oversee the building maintenance security safety tenancy design coordination works car park housekeeping landscaping food court and other works for the general upkeep of the building.
Lead and direct subordinates in all operational aspects of the mall including grounds systems and equipment as well as the monitoring of tenants to ensure that they are adhering to operational guidelines.
Setting benchmarks for monitoring performance of key contractors including regular audits to ensure that expected standards are adhered to.
Review the facilities management programs and developments. Identify opportunities for greater efficiency and productivity; research and implement alternative actions as appropriate.
Ensure that machinery and equipment are regularly inspected to ensure reliability and efficiency as well as to uncover conditions leading to breakdown or harmful depreciation.
Responsible for various systems of mall (M & E Security Car Park PGS etc.) including analyzing of data to conduct proactive maintenance equipment down time.
Conduct energy conservation and environment programs with a view to reduce operating costs. Take lead and responsible for all matters related to Quality Management System (QMS) Environment Health & Safety (EHS) and Green Mark.
Work closely with the Project team in supervising and monitoring of the Asset Enhancement Initiative (AEI) works to ensure that they are completed within the deadline and with satisfactory results.
Build and maintain good relations cooperate and work closely with state local government authorities and statutory bodies such as local council TNB Police Bomba JKP etc. to assure that all applicable codes and regulations are adhered to on the premises as well as to obtain related licenses.
Develop and implement speedy and appropriate control strategy in response to crisis which includes managing of tenants or public in the best interest of Company. Seek Group Operation or Insurance Company s advice if so required. Ensure that the Centre Manager or Manager Marcom is informed immediately in the event of any incidents which may trigger media or authority s interest.
Responsible for the preparation collation and analysis of relevant management reports and approval papers. Advise on the proper documentation to be prepared and ensure safe keeping of the department s written materials.
Ensure timely performance reporting of the department to agreed deadlines which includes submission of management and financial reports as well as documents.
Develop and maintain professional standards within the Operations team and to maintain the integrity of operations systems and reports.
Develop and maintain close coordination and productive working relationship between the Operations Department and other key departments at mall level as well as HQ Office.
Establish rapport with subordinates create and maintain department morale and build team efforts to achieve excellent results.
Ensure good team discipline in terms of adherence to company s policies attendance to the job scope and punctuality at work.
Lead provide guidance and delegate tasks to subordinates as well as assess their performance. Supervise and monitor their job scope for purposes of satisfactory job completion. Motivate and mentor subordinates towards selfimprovement and better job performance.
Conduct succession planning to ensure sustainability of the department and overall company s interests.
Perform any other duties which may be assigned or directed by the line of report from time to time.



Requirements

Diploma Advanced/Higher/Graduate Diploma Bachelor s Degree in Engineering Building Property Development/Real Estate Management or equivalent.
Possess an A4 or BO Chargeman Certification from Suruhanjaya Tenaga Malaysia would be an added advantage.
Minimum of 8 years relevant working experience with 5 years at the managerial position in a similar capacity.
Experience in property management shopping complex or retail environment with involvement on asset enhancement project would be an added advantage.
Familiar with relevant laws legal codes and regulations in related to building maintenance and operation works such as Electricity Supply Act Electricity Regulations IEE Wiring Regulations Occupational Health & Safety Act Security Offences and Criminal Procedures etc.
Possess sound technical skills or knowledge of the day to day management and operations of shopping complex particularly in building maintenance and projects.
Knowledge of car parking equipment security tenancy design coordination and housekeeping would be an added advantage.
Mature in personality and has excellent communication and negotiation skills.
Strong command of both written and spoken English and Bahasa Malaysia.
Computer literate with strong proficiency in Microsoft Excel and PowerPoint.
Good report writing and presentation skills.
Possess strong leadership people management and interpersonal skills.
Selfdriven and able to work under pressure with tight deadlines.
Flexible and resultoriented in approach.
Proven ability to be able to prioritize and manage multiple projects as well as solve problems in a timely manner.
