Job Summary

MalaceHR is seeking an experienced Senior Construction Manager to lead complex commercial construction projects with a primary focus on life sciences laboratory and technology tenant improvement (TI) environments. This role serves as the Owners Representative providing strategic leadership throughout all phases of project delivery from planning and design through construction commissioning occupancy and closeout.

The ideal candidate is a seasoned construction professional with extensive experience managing multi-million-dollar projects coordinating diverse stakeholder groups and delivering technically complex facilities while maintaining strict adherence to budget schedule quality and safety standards.

Key Responsibilities

Project Leadership & Strategic Oversight

  • Serve as the primary Owners Representative on assigned projects protecting client interests throughout the project lifecycle.
  • Lead all phases of project execution including planning design preconstruction procurement construction commissioning and closeout.
  • Provide strategic guidance and oversight to architects engineers contractors consultants and project stakeholders.
  • Develop project execution strategies that align with client objectives operational requirements and financial goals.
  • Manage multiple projects simultaneously while ensuring successful delivery across all assignments.

Life Sciences & Technology Project Management

  • Oversee tenant improvement projects within laboratories research facilities cleanrooms advanced manufacturing environments and technology workplaces.
  • Coordinate specialized building systems including laboratory HVAC process piping cleanroom infrastructure compressed gases electrical distribution emergency power systems and critical data infrastructure.
  • Ensure compliance with life sciences regulations biosafety requirements chemical storage standards and specialized facility protocols.
  • Collaborate with end users and operational teams to minimize disruption during renovations and occupied-space construction activities.

Budget & Financial Management

  • Develop maintain and manage comprehensive project budgets from concept through completion.
  • Monitor project expenditures forecasts contingency utilization and cash flow projections.
  • Lead change order review and negotiation processes to ensure cost controls are maintained.
  • Evaluate contractor pricing proposals value engineering opportunities and cost-saving initiatives.
  • Provide executive-level financial reporting and budget updates to clients and leadership teams.

Schedule Management & Project Controls

  • Develop and oversee detailed project schedules identifying critical path activities and potential risks.
  • Monitor project milestones and proactively address schedule impacts.
  • Coordinate recovery plans and corrective actions when delays occur.
  • Implement project controls processes to track performance productivity and key deliverables.

Quality Assurance & Compliance

  • Conduct regular site inspections to verify workmanship safety compliance and adherence to project specifications.
  • Review submittals RFIs shop drawings and technical documentation for compliance with project requirements.
  • Oversee commissioning activities and system startups for complex building systems.
  • Ensure compliance with local state and federal building codes permitting requirements and industry standards.
  • Monitor contractor quality control programs and enforce corrective actions when necessary.

Stakeholder Management & Communication

  • Lead project meetings with clients contractors consultants and internal stakeholders.
  • Provide executive-level project reporting including budget status schedule performance risk assessments and mitigation plans.
  • Build and maintain strong relationships with clients vendors contractors and project partners.
  • Facilitate decision-making processes and resolve project conflicts efficiently and professionally.

Risk Management & Contract Administration

  • Identify and assess project risks developing mitigation strategies to minimize impacts on project delivery.
  • Review negotiate and administer construction contracts consultant agreements and vendor relationships.
  • Ensure proper insurance coverage bonding requirements and compliance documentation are maintained.
  • Manage claims disputes and issue resolution processes when required.
  • Maintain project documentation and ensure adherence to contractual obligations.

Required Qualifications

Experience

  • 815 years of progressive construction management experience within commercial construction environments.
  • Proven experience managing life sciences laboratory healthcare pharmaceutical advanced manufacturing and/or technology tenant improvement projects.
  • Demonstrated success overseeing complex multi-million-dollar construction projects from inception through completion.
  • Experience serving as an Owners Representative Construction Manager or Senior Project Manager.
  • Strong background managing fast-track schedules phased renovations and occupied-building construction projects.

Technical Knowledge

  • Advanced understanding of commercial construction methods materials sequencing and delivery models.
  • Expertise with specialized systems including:
    • Laboratory HVAC and exhaust systems
    • Cleanroom construction
    • Process piping and utility distribution
    • Compressed gas systems
    • Critical electrical infrastructure
    • Data center and technology environments
  • Thorough knowledge of building codes ADA requirements life safety systems and regulatory compliance standards.
  • Proficiency with project management software scheduling platforms (Microsoft Project Primavera P6) document control systems and Microsoft Office Suite.

Education & Certifications

  • Bachelors Degree in Construction Management Engineering Architecture Building Science or a related field preferred.
  • Equivalent combination of education and industry experience will be considered.
  • PMP (Project Management Professional) CCM (Certified Construction Manager) LEED AP or similar professional certification preferred.
  • OSHA 30-Hour Construction Certification preferred.
