Our ideal candidate will be a detailoriented and proactive individual preferably with at least 2 years experience in a related role in the property industry. We are looking for someone who is looking for the next step in their career someone who enjoys partnering with internal and external stakeholders has strong financial management experience and genuinely enjoys tenant engagement and relationship management.
About the Role
Working directly for the Owner and reporting to the Portfolio Asset Manager the Property Manager will manage a portfolio of three AGrade assets and execute the asset plan through efficient tenant retention and cost control to maximise the value of the asset.
Key responsibilities include:
Financial
Take ownership of endtoend AFFO reporting for your assets including formulating annual income and expenditure budgets and provide detailed narratives and undertaking monthly reforecasting working with the relevant stakeholders.
Provide input to detailed annual business plans both strategic and financial.
Supervise tenant accounts and recovery of rentals whilst minimising arrears and defaults.
Leasing
In conjunction with the relevant stakeholders negotiate with existing tenants on market rent reviews structure of incentives allowances new leases lease renewals.
Instruct solicitors on and administer all lease documentation
Operational
Oversee general operations on the assets and ensure statutory and compliance requirements are being met.
Prepare monthly quarterly and periodic reports.
Oversee car park management agreements operations and performance.
Customer
Conduct tenant relationship management (in conjunction with National Tenant Engagement Manager National Manager Project Leasing and Portfolio Asset Manager).
Administer Tenant activations in conjunction with National Tenant Engagement Manager.
Manage general tenant correspondence.
