Capital Projects Program Manager APAC (Tenant Improvements & Design Integration)
We are seeking a highly experienced and design-focused Capital Projects Program Manager to lead the delivery of large-scale tenant improvement (TI) capital projects across the APAC region with a strong emphasis on design excellence space planning and global standards alignment. This role is pivotal in shaping inspiring high-performance workplaces that reflect our brand and support our evolving business needs. Reporting to the Director Global Workplace Design & Construction you will be a key regional leader responsible for guiding the design and delivery of multiple concurrent tenant improvement projects (ranging from $1M to $20M) from early concept through completion. You will lead scope development space programming test fits and design reviews while collaborating closely with internal teams external consultants and vendors to ensure every project adheres to global design standards reflects functional requirements and delivers an exceptional workplace experience.
Key Responsibilities
Design Leadership & Brand Integration
- Drive design vision for APAC TI projects ensuring consistency with global workplace standards and brand aesthetics.
- Lead space programming test fits and design reviews balancing creativity with functionality and business needs.
- Educate and onboard architects designers and contractors on company design principles fostering a culture of design excellence.
- Review and approve design documentation for quality innovation and compliance with global guidelines and local codes.
- Act as a design ambassador introducing forward-thinking ideas that enhance workplace experience and employee well-being.
Strategic Planning & Scope Development
- Translate business objectives into clear design briefs and actionable project plans.
- Collaborate with workplace strategy and real estate teams to develop space programs that optimize utilization and flexibility.
- Align regional projects with global workplace strategy ensuring scalability and future-readiness.
Stakeholder Engagement & Influence
- Serve as the design authority for APAC partnering with internal teams (Real Estate IT HR Security) and external consultants.
- Communicate design intent and project milestones effectively to senior leadership and cross-functional teams. Support change management initiatives to ensure smooth adoption of new workplace environments.
Program & Project Delivery
- Oversee end-to-end delivery of multiple TI projects (budget range $1M$20M) maintaining design integrity throughout construction.
- Implement best-in-class program management practices ensuring efficiency and governance compliance.
- Manage vendor selection and performance fostering high-quality partnerships with architects designers and contractors.
Innovation & Continuous Improvement
- Integrate sustainable design principles (LEED WELL Green Star) and smart building technologies into projects.
- Share insights and lessons learned to elevate global design standards and regional execution.
Qualifications :
Qualifications
- Bachelors degree in Architecture Interior Design Construction Management or related field; Masters preferred.
- 10 years in capital project management with 7 years focused on design-intensive TI projects.
- Strong portfolio showcasing design leadership and successful delivery of workplace projects across APAC.
- Expertise in space planning test fits and design documentation.
- Familiarity with global design standards and ability to adapt them to diverse regional contexts.
- PMP or equivalent certifications preferred.
- Fluency in English; proficiency in an APAC language (Japanese Hindi) is a plus. Preferred Skills
- Experience with innovative workplace design in global tech environments.
- Proficiency in AutoCAD Revit Procore Smartsheet.
- Knowledge of sustainable design and smart building technologies.
- Understanding of lease agreements and TI work letters.
