Position Title: Building Manager
Pay Grade: 14 Period of Employment: 12 months

Supervised by and/or Reports to: Director of Facilities and Maintenance
General Responsibilities: Responsible for the daily management maintenance and operation of the school divisions central office building which includes both division offices and leased business spaces.
Essential Duties:

- Ensures that the facility is safe functional well-maintained and compliant with applicable codes and policies.
- Serves as the primary liaison between the school division tenants and service providers repairs and building services to support efficient operations for all occupants.
- Oversees the general maintenance cleanliness and security of the building and grounds.
- Coordinates repairs maintenance and building system operations including HVAC electrical plumbing and custodial services.
- Serves as the point of contact for tenants regarding building issues lease compliance and service requests.
- Coordinates with contractors and vendors for inspections maintenance and capital improvement projects.
- Ensures building compliance with local state and federal codes including fire safety accessibility and environmental regulations.
- Develops and implements building operation procedures including emergency preparedness security and sustainability measures.
- Maintains records of leases maintenance logs inspection reports and vendor contracts.
- Communicates with internal departments to ensure facility needs are met for the divisions central office operations.
- Oversees any assigned custodial maintenance or security personnel working in the building.
- Serves as a member of the MCPS maintenance team and will support at other sites as needed
Requisite Knowledge Skills and Abilities:
- Knowledge of facility management practices building systems and lease administration.
- Strong communication and interpersonal skills for interacting with staff tenants and vendors.
- Ability to interpret lease terms and enforce compliance.
- Knowledge of safety regulations building codes and emergency response procedures.
- Budgeting and financial tracking skills.
- Problem-solving and decision-making skills under pressure.
- Proficiency with standard office software and facility management systems.
Requisite Education and Experience:
- Must possess a high school diploma or equivalent (GED).
- Previous custodial experience in a school setting preferred.
- Minimum of three (3) years of experience in building management facilities operations or commercial property management preferred.
Physical Requirements:
Must have the use of sensory skills in order to effectively communicate and interact with other employees and the public through the use of the telephone and personal contact as normally defined by the ability to see read talk hear handle or feel objects and controls. Physical capability to effectively use and operate various items of office related equipment such as but not limited to: a personal computer calculator copier and fax machine. Some climbing stooping kneeling crouching reaching standing walking pushing pulling lifting grasping or repetitive motions required.
