Tasks:
Inspect and diagnose problems
Report issues to office
Repair building fixtures and equipment including locks windows doors blinds drains shelving kitchen utensils replaces light bulbs and fuses. Tuning tvs. Assembling simple furniture.

Assists in maintaining and repairing for a range of rental properties for maximum satisfaction to guests.

Tasks

The main function of this role is to support and assist the Site Coordinator in maintaining all areas within the City on a daily basis. The Maintenance Assistants primary responsibility is to maintain a safe and comfortable environment for the guests as well as making relevant deliveries to properties. It is a handson team player role preparing vacant rooms for new guests and by responding to and resolving concerns promptly.

Specific Duties and Responsibilities

  1. Assist in the daytoday maintenance of the properties including any faults or repairs which may need to be corrected within your capability and company guidelines.
  2. Give support to all Heads of Departments in looking at areas that may need altering or improving and perform all preventative maintenance tasks to the best of your ability.
  3. Ensure that the properties are kept to the agreed maintenance standards.
  4. Respond in a timely manner to all maintenance requests and concerns raised by guests and team members.
  5. Maintain documentation and checks as required and in line with Planned Preventative Maintenance including reactive maintenance. Complete various records of tests for Compliance of Maintenance documentation such as Fire Log Book Water Management and Statutory File.
  6. Take receipt of deliveries and store items or goods pertaining to maintenance and property requirements such as linen and cleaning consumables.
  7. Ensure due care is taken to minimise risk of injury to oneself and others whilst carrying out duties.
  8. Ensure that every effort is made to repair faults to rooms before leaving the premises so as to avoid any inconvenience to our guests.
  9. Attend training courses upon request as indicated by the Companys induction program and departmental induction and complete further training as required.
  10. Ensure all maintenance equipment is kept in safe working order.
  11. Carry out PAT Testing (Portable Appliance Testing) of all electrical items in accordance with legislative guidelines. Preparing and updating PAT Testing file.

Health and Safety

  1. The postholder will maintain their personal responsibilities under Health and Safety at Work Regulations and compliance with the company Health and Safety Policy ensuring safe working practices and the recommended storage of equipment including but not exclusive to:

Control of Substances Hazardous to Health Electricity at Work Lift & Lifting Equipment Manual/Object Handling Gas Installation & Use Provision and Use of Work Equipment Fire Precautions Personal Protective Equipment Legionella/Water Treatment Waste Management Reporting of Injuries Diseases & Dangerous Occurrences Regulations.

Key Competencies

Skills and Knowledge

Excellent command of the English language both written and spoken

Computer literacy advantageous at basic level.

Knowledge of PAT testing.

Excellent communication skills.

Good problemsolving skills.

Understanding of COSHH (Control of Substances Hazardous to Health) regulations.

Manual handling.

Knowledge of Health and Safety in the workplace.

Driving License

Behaviour

Ability to work alone or as part of a team.

A can do attitude and a willingness to help a variety of people carrying out a variety of duties.
