The incumbent should be responsible for all aspects of mall management including fire & safety security housekeeping electro mechanical functions soft service etc. apart from leasing marketing event management facilities and operational management tenant relations etc.
Effectively managing day to day operations of the Mall.
To act as a Profit Centre Head.
Continuously planning/reviewing strategy to enhance footfalls resulting increase in sales/consumption.
Negotiate with Retailers on annual agreements within timeline.
Good knowledge about leasing and marketing methodologies of Retail industry. Should be responsible for overall tenant mix of the Mall to achieve desired footfall.
Leasing of vacant spaces and to keep the vacancy at its minimum.
Plan the advertising and branding strategy as well as events/promotional activities for the Mall.
Review of CAM on periodical basis and ensure collection targets are met within deadlines.
Budgetary control.
Cost control.
Profitability and Revenue maximization.
Should have a sound and fair knowledge of Facility Management function.
Must have an exposure to run atleast 5 lakh sq. ft. Mall in independent capacity for atleast 57 yrs.
Liaising with the local administrative bodies including Pollution Control Board Police Municipal Corporation Fire Department CESC and other statutory departments.
Provide leadership to the technical and operational staff in the Mall to achieve optimum performance and efficiency.
Must have handson experience on handling large size chiller plants and other heavy plant and machinery of a Mall. Down time zeroing shall be the expectation.
Provide superior client service by attending to the complaints and suggestions of the retailers. Give a healthy client relationship environment.
