Position: Director of Operations

JOB SUMMARY

We are a fast-growing Real Estate Investment company currently seeking an AMAZING Real Estate Director of Operations to join our team and help lead and facilitate our growth and expansion!

As our Director of Operations, you will be second in command. You will find, onboard, train, and retain our employees by keeping them engaged, thriving, and moving our team and business forward RAPIDLY. This position is for someone with "fast growth" mentality and isn't afraid to get their hands dirty by managing fast paced deals, quickly building processes, systems, KPIs, managing team accountability, and hire/retain quality people. It is the Director of Operation's responsibility to implement the CEO's vision, focus on growth, and investment strategies by putting the resources in place to ensure we live up to the vision.

Whether working with a seller who needs to sell fast due to a foreclosure, bankruptcy, or loss of job....or a landlord who is tired of managing tenants and wants to liquidate 11 properties at once....or even the normal homeowner who simply wants to sell for cash and skip the whole Realtor and listing mess....we have great options for almost everyone.

As one of Ohio's largest direct-to-seller investment firms, we focus on doing things right. We specialize in buying distressed properties (multi-family, commercial, retail, single family, bank REO's, sellers who need to sell fast) and working with property sellers who just can't sell the traditional route through a real estate agent.

We are a full-service, one-stop Real Estate Solutions Provider. We have Licensed GCs on staff, a Real Estate Attorney on staff, Appraisers, a full-service Brokerage with 8 agents, a Licensed Property Management firm, and much more. From cradle to grave, we can help every homeowner out there with their needs.

WHAT WE OFFER

  • Base salary of $80-120k, depending on experience, PLUS performance bonuses (first year OTE of $150k MINIMUM).

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Naturally lead a real estate team in the day-to-day.
  • Set the standards, track, measure, and maintain consistency.
  • Challenge yourself and the team by stretching goals.
  • Celebrate your team's wins, coordinate birthday parties, coordinate team lunches, and ensure our culture is maintained.
  • You will be a taskmaster, planning with laser-like precision, being able to quickly recall all properties on a roster and know what's happening with each of them.
  • Be ahead of the curve in technology, seeking, learning, assessing, and implementing tools that make the company better and more profitable.
  • Use your real estate experience to continue to develop efficiencies and refine processes.
  • Document processes and implement SOPs to be followed and to be used for training.
  • Use checklists, systems, organization, planning, and plotting of 1,3,6,12 month goals.
  • Work to achieve and exceed goals on time, on quality, and within budget.
  • Identify company needs for resources, develop an understanding of the budget and ROI, set requirements, take initiative, interview potential candidates, and select high performers.
  • Use spreadsheets on a daily basis to organize in place operations and create efficiencies.

QUALIFICATIONS

  • 3+ years of executive-level management experience.
  • Forward thinker and problem solver - someone who can see new ideas and streamline processes.
  • A strong leader who follows through on business goals and plans (can take a technical skill and move it in motion).
  • Strong relationship management and people skills.
  • A real "Go-Getter" who wants to add value, is intrinsically motivated, and results-driven
  • Results and Goal oriented | Financially driven.
  • Ability to work under pressure, meet deadlines, and manage conflict and stress with a high level of professionalism and courtesy.
  • Flexible schedule - real estate does some work on the weekends.
  • Must be dependable and have excellent time management.
  • Must possess excellent problem-solving skills, organization, and planning skills.
  • Enthusiastic about providing the best possible customer service for clients and customers.
  • Real estate / realtor experience is required.
  • Experience leading a team and doubling a businesses bottom line.
  • Be prepared to work 50-55+ hours a week, especially during the growth phases for the first 6-9 months.
  • Someone who is kind, transparent, and has "thick skin".
  • Technically savvy and willing to be "ahead of the curve" by seeking, learning, assessing, and implementing tools that make the company better. Utilize spreadsheets to track KPIs and systems.
