Job Summary
Performs preventive maintenance troubleshoots and repairs maintenance issues in the facility by self- performing or coordinating subcontracting of the following duties.
Essential Duties & Responsibilities
Performs preventive maintenance and in-house repair for on demand work orders. |
Assess equipment that is not working properly before placing service calls including HVAC equipment. |
Maintains and performs minor repairs on plumbing systems (Toilets drains faucets). |
Performs minor electrical maintenance as allowed without a license. |
Performs daily inspections identifying issues and creating correlating work orders to correct the issues. Communicate and prioritize issues with the facility manager. |
Place service calls for mechanical issues in the facility and grounds. Schedule and coordinate services. |
Respond to emergency maintenance requests and completes other duties as assigned. |
Keep work area and campus clean and organized. |
Qualifications
Education (HS Diploma Under/Graduate Degree etc.) | High School graduate or G.E.D. is required. Must be 21 years old or older |
Business Experience (prior years work/related experience) | Minimum of 3-5 years of general maintenance experience in a commercial environment including HVAC building automation/management systems lighting plumbing carpentry or other maintenance is required. |
Licenses/Certifications | Valid state drivers license in good standing is preferred. |
Ability to use a computer and work order system. |
Communicates effectively with client to determine and service needs. |

While performing the duties of this job the employee is frequently required to stand; walk; use hands to finger handle or feel; and talk or hear. The employee is occasionally required to sit; reach with hands and arms; climb or balance; and stoop kneel crouch or crawl. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds.
Work Environment
Must be a team player and be able to work in a self-directed environment. Will have to work overtime and some weekends with short notice. Will be on-call on a rotating schedule. Performs scheduled & non-scheduled preventative maintenance on equipment and systems. Performs equipment rigging and moving operations. May move hazardous waste from accumulation areas to storage areas. Manage hazardous waste storage according to regulatory requirements. May assist in hazardous waste pickup.
-Strength Strenuous work routinely requires exertion of 50 pounds of work force and up to 100 pounds on occasion. -Outdoor Environment Exposed to both indoor and outdoor environments. -Physical Environment Work can be at heights or in cramped and confined spaces. -Chemical Exposure Exposed to pressurized vessels/plumbing chemicals high temperatures electricity oil and other hazardous wastes.
