As Resident Manager you will be responsible for the on-site management of your assigned Southwest Properties residential property. You will ensure that your residential tenants are provided with a safe and comfortable living environment and that the building is maintained to brand standards. This is a live-in position.

What Your Day Will Look Like

As Resident Manager you will be the first line of contact for residents in your building. You will be responsible for the general cleanliness of your building landscaping duties (including snow and ice removal) and minor maintenance repairs. This is a live-in position.

Hours of Work:Available 24 hours per day 7 days a week with the exception of one evening off from 6:00pm 6:00am per week and every second weekend from 6:00pm Friday to 6:00am Monday. You will receive 15 paid vacation days per year.

Work Location: Any Southwest Properties building. All buildings are located within HRM.

What Youll be Responsible For

Resident Services

  • First line of contact for residents of assigned building including new resident orientations.
  • Deliver all resident notices forward by the office (e.g. rent increases eviction notices apartment maintenance repair work).
  • Schedule and execute apartment viewings to potential tenants directing them to the Southwest website to apply.
  • Conduct thorough In and Out inspections on all turnover suites and produce appropriate documentation to the office.
  • Respond to resident requests complaints and feedback. Work with residents to resolve complaints in a way that is fair to all concerned parties.
  • Inform residents on how to complete online Requests for Service.
  • Liaise with the Resident Leasing team regarding unresolved resident issues.
  • Monitor and rent any applicable parking spots including visitor parking.

General Building Maintenance

  • Responsible for the general cleanliness of the building including: laundry rooms machines and floors; common areas; outdoor areas and parking garages; any storage or office areas; mechanical rooms.
  • Clean vacated apartments to brand standards.
  • Landscaping and snow & ice control. Ensure snow is removed promptly from entrances stairs and walkways. Salt appropriate common areas and sidewalks. Remove leaves and regular mowing and watering of plants.
  • Maintain general upkeep of building facilities including all common and storage areas.
  • Complete minor repairs and maintenance such as plunge toilets replace flappers replace stovetop coil burners change lightbulbs etc.
  • Complete online Request for Service forms when a major repair is required and ensure the work is completed in a timely manner.
  • Maintain daily and monthly fire safety building logs.
  • Monitor general contractors when on site to ensure work is complete and all necessary safety precautions are taken.
  • Seasonal decorating as required.

Administration

  • Maintain updated and accurate resident and operations files.
  • Regularly liaise with office staff and ensure all paperwork is completed in a timely manner.
  • Maintain inventory of building supplies.
  • Complete annual suite assessments.

Your Environment

You will live and work in a residential apartment building. An apartment will be provided to the Resident Manager at the assigned property or within their assigned portfolio of properties. Heavy lifting snow and ice removal and regular cleaning are expected duties. The time of year can have an impact on your day-to-day duties including higher seasonal turnovers weather power outages resident issues etc.
