Job Summary:

Step into a highimpact role where you directly shape the workplaces that support DCSs mission utilizing knowledge of commercial office building management. As the leader of complex construction and tenant improvement projects youll work with space plans on interior design and Full-Service Tenant Representation. Youll collaborate with contractors vendors and internal teams to create modern efficient and purposebuilt environmentsusing your creativity technical expertise and problemsolving skills to bring spaces to life. Job Duties:
  • Negotiate and prepare lease documents for commercial office and warehouse space sub-let of DCS space; and manage and coordinate construction and tenant improvement projects of high complexity for DCS leased facilities including new construction and adherence to time frames and ensures agency requirements are met.
  • Develop maintain and execute complex detailed project plans; coordinate activities with program representatives support offices lessors property management companies and other involved. Develop and maintain positive tenant and lessor relations.
  • Property management of DCS leased space ensuring day-to-day business operations area uninterrupted; and prepare budget estimate and approve payments for funds including reimbursement to Lessors without a fiscal limitation and vendor payments for utilization of materials and/or services performed. May require driving.
  • Utilizing real estate market data conduct space searches and determines facilities options and cost impacts for recommendation to agency leadership. Utilize AutoCAD software to design and develop functional space plans. Schedule ad conduct meetings with agency personnel to determine space requirements in concert with Programmatic and Agency strategic plans; and coordinate relocation activities.
  • Prepare regular and special reports relating to activities of real estate occupancy and facilities planning; and perform related work as required. May require driving.
  • Other duties as assigned as related to the position.
Knowledge Skills & Abilities (KSAs):

Knowledge of:

  • DCS organizational structure including program(s) functions within that structure
  • Lease contract negotiation techniques strategies and tactics Real Estate and Property Management Principles
  • Space planning design and utilization
  • Federal state county and local laws codes and regulations pertaining to real property acquisition construction and property management including but not limited to Federal OSHA life safety fire Asbestos Americans with Disabilities Act (ADA) and state procurement.

Skills in:

  • Comprehension analysis and interpretation of lease negotiations
  • Motivating all involved parties and possess problem solving
  • Statutory and rules interpretation issue identification and resolution
  • Developing effective working relationships with both department and program management
  • Preparing reports as related to Real Estate
  • Written and oral communication
  • Software such as AutoCAD spreadsheets word processing and databases.

Ability to:

  • Interpret technical documents plans blue prints and schematics
  • Develop project and space plans
  • Deal effectively and professionally with all levels of the organization
  • Research and interpret contracts leases and other formal agreements and fiscal/funding data
  • Utilize AutoCAD Microsoft Office
  • Communicating and negotiating with internal and external customers
  • Interpret DCS and operational policies and procedures
Selective Preference(s):

Significant experience in commercial property management acquisition space utilization and planning; experience in negotiating monitoring evaluating and administering lease and service contracts; experience in coordinating and managing projects. This experience could be obtained through a Bachelors degree in design architecture or engineering and three years of experience in designing negotiating and costing renovations of multiple-use buildings. Other combinations of experience and education which meet the minimum requirements may be substituted.

Pre-Employment Requirements:

In-state travel is required. Requires possession of and ability to retain a current valid state-issued drivers license appropriate to the assignment. Employees who drive on state business are subject to drivers license record checks must maintain acceptable driving records and must complete any required driver training (see Arizona Administrative Code R.12.).

The ability to secure and maintain clearance from the DCS Central Registry.
