We are seeking an experienced sales leader to manage and drive sales strategy across multiple real estate projects. This role focuses on strategic leadership rather than direct selling overseeing a sales department of 7 staff across Phnom Penh and Siem Reap. The position is responsible for the full sales lifecycle from initial customer engagement to SPA completion and project handover while managing internal teams and external sales agencies.
1. Sales Performance & Closure (30%)
Achieve sales targets including revenue unit sales and absorption rates.
Manage and optimize the full sales funnel from lead generation to deal completion.
Support negotiations when necessary to secure deal closures.
2. Agency & Channel Management (30%)
Recruit and manage local and international sales agencies.
Monitor agency performance lead quality and conversion rates.
Provide performance reporting and recommendations to senior management.
Represent the company at industry events and networking activities.
3. Sales Strategy & Execution (25%)
Develop sales strategies covering positioning pricing incentives and project phasing.
Translate strategy into actionable sales plans with measurable targets.
Continuously adjust strategies based on market feedback and results.
4. Team Leadership (10%)
Lead and coach sales teams in Phnom Penh and Siem Reap.
Set performance expectations and improve team capability through training and guidance.
5. Professional Development (5%)
Stay updated on market trends and sales practices.
Build professional networks and develop staff skills through training initiatives.
Bachelors degree (experience prioritized).
15 years of experience in real estate investment or related industries.
10 years in sales and 5 years in management roles.
Proven ability to meet sales targets and lead teams.
Strong communication negotiation and presentation skills.
Experience managing multiple projects simultaneously.
Proficiency in MS Office; familiarity with CMS systems preferred.
Real estate experience preferred though high-value sales sectors are acceptable.
Location: Phnom Penh (frequent travel to Siem Reap and occasional international travel).
Working Hours: 4045 hours/week including travel and weekend work.
Reporting Line: Reports to Managing Director.
Team Structure: 3 direct reports overseeing a team of 7 staff.
