Minimum Experience:

MAJOR RESPONSIBILITIES AND DUTIES:
Building Maintenance and Repair
- Ensure district facilities are functional safe clean and well maintained.
- Develop and maintain written departmental procedures for maintenance repair and operations of all district buildings and equipment. Ensure work orders are processed and executed in a timely manner.
- Prepare plans and specifications for contracted repair work and site improvement for submission to purchasing department for bids.
- Develop and implement a program of preventive maintenance.
- Direct the maintenance of all buildings and grounds as to cleanliness and safety.
- Oversee the operation of the HVAC systems and emergency generators to ensure they are operational and providing the necessary heat and cooling according to season.
- Oversee the repair lubrication and cleaning of boiler equipment.
- Responsible for the proper upkeep and maintenance of playing fields grounds and other necessary facilities for athletics and other school activities.
- Conduct periodic inspection of all school facilities to insure that safety procedures are in operation.
- Work cooperatively with other District staff members to determine priorities and develop timelines for completing projects.
- Direct the process of developing standards and criteria for the various fixtures components materials and procedures to be used in the modernization and renewal of the buildings.
Budget and Inventory
- Develop and administer budget based on documented needs and ensure operations are cost effective and funds are managed wisely.
- Manage the process of advertising and awarding the contract for the various bid packages that will provide for optimum coordination of the effort.
- Conduct a comprehensive and detailed cost analysis program of departmental expenditures as a basis governing annual forecast of expenditure requirements.
- Plan and direct inventory and stock control program for equipment and supplies.
- Recommend disposal of obsolete equipment and purchase replacement equipment when necessary.
- Initiate purchase orders and bids in accordance with budgetary limitations and district policies.
- Approve and forward invoices and purchase orders for maintenance department to accounting department.
- Receive store and issue maintenance and grounds materials supplies and
Personnel Management Supervision & Training
- Select train supervise and evaluate staff and make recommendations relative to assignment retention discipline and dismissal.
- Assist in the recruitment employment transfer promotion of maintenance personnel.
- Supervise evaluate and recommend the hiring and firing of skilled craftsmen lead custodians grounds supervisors and support staff assigned to maintenance department.
- Develop and implement an orientation/training program on proper operation and maintenance of school facilities for departmental personnel.
- Prepare review and revise maintenance department job descriptions.
- Maintain personnel and other necessary records as required.
- Schedule work routines for departmental personnel.
- Coordinate vacation schedules for departmental personnel.
Safety
- Maintain safety standards in conformance with federal state and insurance regulations and district requirements and develop a program of preventive safety of maintenance personnel.
- Ensure equipment is maintained in optimum operating condition.
- Ensure that district vehicles are maintained in a safe and effective working condition.
Other
- Compile maintain and file all reports records and other documents required including timekeeping records.
- Participate in development of the districts disaster plan and be prepared to take an active role in responding to emergencies as needed.
- Foster and promote collegiality and team building through the use of collaborative decision making processes.
Policy Reports and Law
- Ensure compliance with all environmental laws and regulations (ex. asbestos underground storage etc.)
