Position Summary
The Real Estate Development Project Manager is responsible for managing affordable housing and senior living development projects from early concept through construction completion and stabilization. We are seeking an experienced and mission-driven person to work with internal departments public agencies consultants and community partners to ensure projects are delivered on time within budget and in alignment with organizational mission and regulatory requirements.
Key Responsibilities
Development & Project Management
Manage multiple affordable housing and senior living development projects simultaneously through all phases:
o Feasibility and site acquisition
o Predevelopment and financing
o Design permitting and community process
o Construction and close-out
Coordinate project teams including architects engineers attorneys general contractors and owners representatives.
Develop and manage project schedules budgets and risk mitigation strategies.
Maintain detailed project documentation and present regular updates to the Real Estate Development team and senior leadership.
Financing & Public Funding Coordination
Collaborate with internal and external finance professionals to assemble and manage capital stacks.
Support or lead applications for public and private financing including:
o Low-Income Housing Tax Credits (LIHTC)
o State and local funding programs (e.g. DHCD Mass Housing City of Boston)
o Philanthropic and grant funding sources
Track and ensure compliance with funding requirements and reporting deadlines.
Regulatory & Compliance
Ensure compliance with local state and federal affordable housing regulations.
Coordinate permitting zoning and approvals with municipal agencies including the City of Boston other municipalities and state housing entities.
Monitor fair housing accessibility (ADA) and senior housing regulatory standards.
Due Diligence & Feasibility
Conduct site and risk assessments.
Evaluate RFPs NOFAs QAPs.
Coordinate due diligence efforts.
Community & Stakeholder Engagement
Participate in community meetings and public presentations as needed.
Coordinate with and be a liaison to architects engineers general contractors municipal officials funding agencies service providers and community partners to support senior-focused housing goals.
Represent the organization professionally with funders public agencies and neighborhood stakeholders and in public forums including community meetings zoning hearings and design charrettes.
Qualifications
Required
Bachelors degree in Real Estate Development Urban Planning Public Administration Construction Management or related field. Masters preferred.
5 years of experience in affordable housing or nonprofit real estate development.
Experience working with public funding sources and regulatory agencies.
Strong and demonstratable project management budgeting and organizational skills with a proven track record of managing projects through all development phases.
Familiarity with Massachusetts affordable housing programs and processes.
Preferred
Experience with senior housing or service-enriched housing developments.
Strong financial modeling skills including LIHTC public financing tools (HUD DHCD MassHousing etc.) and investor relations.
Experience working with MassHousing DHCD or HUD-funded projects.
Working knowledge of Boston-area housing and permitting landscape.
Proficiency with Microsoft Office suite and project management software and/or tracking methods.
Knowledge of Yardi.
