About the role

This role leads end-to-end liaison activities for the region ensuring timely statutory approvals

regulatory compliance and strong relationships across internal and external stakeholders. You

will work closely with Design Business Development Project Planning Project Management

Costing & Budgeting and Marketing teams to provide regulatory insights integrate approval

plans into project schedules and support business decisions.

Externally the role requires managing relationships with liaison architects regulatory bodies

government authorities and JV partners ensuring smooth approval processes accurate

documentation and adherence to building norms. The position demands deep expertise in

DP/DCR strong government networking and the ability to navigate complex approval

workflows across multiple project stages.

Key responsibilities

  1. Feasibility Study before the Deal is Signed
    • Conduct feasibility studies for optimum FSI exploitation and statutory approvals
    • Coordinate with Business Development to support decision-making with regulatory inputs

    1. Coordination and Relationship Management with Liaison Architect
      • Shortlist liaison architects based on past performance and project requirements
      • Negotiate terms timelines and payments with liaison architects
      • Draft agreements and ensure timely certification of bills and payments
      • Support the design team with regulatory inputs for schematic layouts and final building plans

      1. Budgeting and Planning for Approvals and Certificates
        • Prepare budgets for obtaining necessary approvals before project commencement
        • Provide inputs to costing and budgeting teams for approvals-related expenses
        • Develop approval plans and integrate them into project planning

        1. Ensuring Timely Approvals and Certificates
          • Monitor adherence to approval budgets and timelines
          • Apply for and obtain commencement certificates at various project stages
          • Maintain documentation required for approvals
          • Coordinate with liaison architects for municipal and statutory approvals
          • Review and approve plans for submission
          • Manage applications for environmental and other clearances attend technical reviews hearings and secure final approvals

          1. Liaison with Regulatory Bodies
            • Maintain relationships with regulatory bodies for updates on new norms and requirements
            • Organize and coordinate site visits of government officials
            • Certify payments to regulatory authorities and agencies

            1. Management Responsibilities
              • Regularly update management and JV partners on approvals and timelines
              • Maintain project history related to approvals and liaison activities
              • Keep management informed about new building norms and regulatory developments

Experience:

  • 18 years of relevant liaison experience in the real estate sector.

Skills:

  • Excellent communication negotiation and stakeholder management skills.
  • Strong understanding of statutory norms and approval processes.
