ABOUT THE ROLE
Reporting to the Manager Facilities Operations and Maintenance this position is responsible for overseeing work management processes using Computer Work Management Systems (CWMS) including preventative demand and corrective action work. This position implements and monitors performance controls and KPIs manages mechanical/electrical/HVAC and building automation systems trades personnel contractors/consultants and commissions new assets and oversees upgrades and/or modifications. This position also implements technical standards and standard operating procedures (SOP) to ensure all facilities are operated in accordance with legislated compliance.
WHAT YOULL BE DOING
Ensures proper work management processes are developed improved and followed using a Computerized Work Management Systems (CWMS).
Drafts reviews and updates preventative and predictive maintenance programs.
Develops internal Service Level Agreements (SLA) maintenance contracts and manages key performance indicators that evaluate On-Time On-budget and compliance metrics
Creates and maintains policies and procedures applicable to time reporting compliance safety software systems and administration.
Manages projects for new or upgrade work for Automation Systems Projects.
Assists Capital Delivery and Engineering with project drawing reviews specifications coordination in relation to building requirements for Electrical Mechanical and Health and Safety and other projects.
Maintains technical standards for electrical mechanical automation systems and ensures the standards are adhered to in all new asset creation upgrades and modifications.
Performs on-site inspections on a regular basis or when new work or construction occurs at Regional facilities and maintains related documentation audits to ensure Regional standards are maintained.
Participates in the commissioning of new assets major upgrades or modifications ensuring that all necessary electrical and mechanical asset management needs (asset data commissioning data maintenance data spares etc.) are acceptable and available in the Computerized Works Management System (CWMS) before final acceptance and hand over to the Branch.
Monitors and ensures that staff obtain and are up to date on all necessary mechanical electrical and safety training and ESA TSSA ODP (Ozone Deletion Prevention) . 319/08 (Small Drinking Water) licenses.
Develops maintains and administers business systems including SharePoint Arc GIS Archibus.
Assists the Manager in developing annual business/work plans service plans key performance indicators staffing proposals policies and procedures.
Manages team budget and inventory control.
WHAT WERE LOOKING FOR
Successful completion of a Community College Diploma in Mechanical Electrical Technology Facilities Management or related field or approved equivalent combination of education and experience.
Minimum five (5) years experience in a facilities management environment with responsibilities for physical plant and maintenance initiatives contract supervision and technical direction and minimum of two (2) years of supervisory experience.
Obtain Certification in Small Drinking Water Systems within six (6) months of hire.
Satisfactory Police Vulnerable Sector Check (PVSC).
Thorough knowledge of the administration of building systems maintenance programs project management and contract administration.
Demonstrated knowledge of applicable legislation OH&S Act WHMIS Building Code and industry standards.
Valid Ontario Class G drivers license and reliable vehicle for use on Corporate business.
Knowledge of collective agreement administration and labour relations principles and practices.
Leadership ability to coordinate multiple projects and ability to motivate staff and foster a positive team environment.
Staff supervisory skills including knowledge of collective agreement administration and interpretation labour relations principles and practices and relevant employment legislation
