Job Description

SUMMARY

The Property Manager will work under the direction of the Area Property Manager. This includes but is not limitedto maximizing net operating income protection of tax credits protection of monies received and protection ofproperty. The Property Manager will effectively direct and coordinate persons activities and resources toaccomplish objectives set forth by the Area Property Manager.

DUTIES

Demonstrate a positive professional and clientoriented attitude about the company with coworkers tenantsclients and the public whether contact is by mail telephone or in person. Constantly strive for improvements inwork process and results to better meet clients expectations.

On assigned properties act as the companys primary coordinator to assure that the companys efforts fully meetand exceed contractual property management obligations. Direct the daytoday activities of loss prevention riskmanagement safety/security maintenance marketing landscaping snow removal tenant buildout and othershopping center operations.

Develop operating income/expense budgets and capital budgets that reflect the owners objectives for operatingthe property cash flow requirements and leasing strategy. Prepare this document to be used as an ongoingaccounting reporting tool.

Further accountability includes administration of budgets operational review andanalysis of corrective action needed. Recommend and implement programs that contribute to center profitability.

Analyze and distribute monthly financial statements including operating variances from budget cash managementand strategies for collection of receivables. Verify CAM cost documentation and prepare center information sheetsdetailing annual estimated CAM cost and previous threeyear actual CAM costs.

Administer leases on each project including promptly synopsizing new leases reviewing all tenant billings analyzinglease clauses preparation of vacancy reports enforcing tenant compliance and performing landlord obligations.

Identify leasing prospects and occasionally respond to routine leasing inquiries. Interface with leasingrepresentatives/brokers and assist to assure spaces are leased/released promptly.

Bid work for tenant improvement. Keep accurate records of current space conditions including roof HVAC utilities andspecial circumstances. At all times keep the space in condition to show.

Maintain complete and accurate property filesand records according to department systems with an emphasis on documentation for future reference.

Coordinatewith headquarters support staff on management company procedures for processing and distributing information.

Provide prompt detailed and accurate general status reports on all properties assigned.

Coordinate collection and documentation of all revenues following lease obligations of tenants and the owners policyon accounts receivable.

Collect delinquent accounts promptly. Communicate with accounting department to ensureaccuracy of rent roll and accounts receivable.

Engage contract supervise and approve invoices for all goods/services required to maintain the properties up tocompany and owner standards.

Develop a network of emergency services and be available for 24 hour per weekendcoverage as required.

Supervise onsite maintenance mechanics if utilized at assigned properties.

Developspecifications and continually evaluate service needs and performance in all areas of maintenance and management.

Forecast and manage replacement of major capital expense items including HVAC system roof systems parking lotsurfaces etc.

Manage tenant relations and coordinate requests for repairs and maintenance understanding of rent charges leaseissues and other tenant concerns. Assist in managing tenant fitup work as needed or assigned.

Representownership at promotional meetings of merchants. Complete regular retail sales analysis to assure thorough informationon center sales and accurate timely overage billings.

Liaison with other disciplines/departments within the company to provide a team approach to the management of realestate.

Coordinate the activities not directly controlled by the manager but directly related to each property i.e.:production of sales statements insurance monitoring leasing marketing and promotions capital improvementsaccounting/financial reporting and legal services.

Establish and maintain collaborative working relationships between departments with coworkers and particularly withother members of a project team.

Prepare for team meetings in advance and act as chairperson for the meeting.

Keep abreast of new technologies systems and procedures related to property management.

REQUIREMENTS

GED/HS Diploma

At least 3 years experience in onsite management preferably in affordable housing; 1 year as manager and/or supervisor.

Knowledge Skills (Mental and physical) and Abilities (Mental & Physical)

Knowledge of Arizona LIHTC rules and regulations.

Comprehension of federal fair housing laws and any applicable local housing provisions

Other Potential Requirements

Bilingual (Spanish/English preferred)

Availability to work evening and weekend hours

Possession of first aid and CPR certification.

Physical Exam and T.B. Test

Fingerprint Clearance
