The Property Manager Leasing Specialist will assist the Lead Property Manager in all aspects of portfolio management and customer support but the primary focus will be Leasing related activities. These will include market value and rental rate analysis marketing rent ready homes application review move in coordination and lease renewals. The position requires effective communication adherence to established processes and a commitment to quality customer service for owners and residents.

ESSENTIAL DUTIES FUNCTIONS AND RESPONSIBILITIES
- Support the leasing process:
- Process accurate applications to ensure smooth operations.
- Understand rental criteria and application processes to aid in facilitating lease processes with current and prospective residents.
- Advertise vacancies.
- Monitor incoming leads and prospects.
- Assist in establishing rental rates by surveying local rental rates and calculating overhead costs depreciation taxes and profit goals to maintain fair and competitive pricing.
- Maintain accurate resident records including daily updates of all rent deposit and application fees received lease renewals maintenance requests eviction late payment and movein/out notices and any other applicable report.
- Manage the AR/AP functions including bill processing rent payment issuing appropriate notices when necessary and owner statements.
- Ensure new properties are onboarded into the system establishing services and coordinating leasing launch with the Asset Preservation team.
- Establish trust and rapport with owners and residents balancing the needs of both groups.
- Provide timely and effective services and accessibility while complying with federal state and local regulations.
- Maintain vendor relationships implement budgets and coordinate onsite operations to ensure smooth operation of the property.
- Work with the Asset Preservation team to schedule quality resident repairs and renovations in a timely manner.
- Participate in outreach and marketing activities regularly to attract prospective residents.

EDUCATION & RELATED EXPERIENCE
- A high school diploma or equivalent GED is required.
- Previous experience preferably a minimum of 3 years in a Property Manager role is preferred.
KNOWLEDGE SKILLS AND ABILITIES
- Advanced knowledge of data entry data processing and communication tools including Microsoft Suite and Rent Manager.
- Understanding of Fair Housing laws and guidelines and local state and federal regulations.
- Excellent verbal written and interpersonal communication skills.
- A highly motivated individual with a gogetter attitude and the ability to juggle multiple jobs.
- Strong interpersonal verbal and written communication skills.
- Effective problemsolving resourceful thinking and customer service skills.
- Ability to work and perform in a fastpaced growing environment with little supervision.
