*Role will support both US and Canadian markets a current passport or ability to obtain one is required*

As the Regional Engineering/Maintenance Manager Multifamily with Hines you demonstrate the Hines Standards while providing direction and oversight of engineering programs and initiatives to ensure the competitive advantage of the Hines Regional engineering services model that sets Hines apart exceeds client expectations and is poised for significant growth. The role will lead and coordinate all technical and mechanical work for multiple properties to ensure the interior and exterior of buildings grounds amenities and common areas of the property meet Hines standards. Responsibilities include but are not limited to:

  • Provides nonreporting oversight to Senior level Maintenance and Engineering/Maintenance personnel serving regional multifamily communities.
  • Provides regionallevel oversight of engineering/maintenance programs and initiatives and acts as a twoway conduit between Senior level regional Engineering the Regional multifamily operational leadership and Director of Engineering Multifamily.
  • Provides direction and support and accountability across the region related to:

Set the Standard

  • Preserve Hines brand through qualitycontrol of Hines standards across regional engineering/maintenance functions.
  • Demonstrate knowledge and proficiency of all the Hines Engineering Standards with the ability to provide expert training in those areas.
  • Actively understand and apply the intent and spirit of the Standards to all situations.
  • Demonstrate the high level of industry knowledge and skills both internally and externally to achieve Hines notoriety as a bestinclass service provider.
  • Understand reputational risk and maintain professionalism that protects the Hines name.

  • Ability to efficiently handle and coordinate multiple tasks and project assignments.

Value Creation

  • Elevate new business generation through participating with the team in RFP responses and presentation.
  • Understand revenue streams and create and manage quantifiable KPIs to drive decision making around maintenance expense controls and revenue generation support.
  • Collaborate with Corporate Engineering Services Senior Regional Management and other internal stakeholders to create the best solution for the mission.
  • Seek approval for new ideas and innovations that meet ownership objectives and support Hines as a premier real estate partner.
  • Support new business development acquisition and disposition efforts conceptual design reviews construction management and valueadd commissioning and startup processes.
  • Participate in site specific contract generation and administration to set expectations stabilize costs and minimize ownership risk.
  • Responding to property insurance inspections and requests.
  • Inspect work performed by other service team members contractors and vendors to assess effectiveness of policies and procedures to ensure quality standards.
  • Support development and project teams with underwriting capital planning due diligence expense evaluations staffing models etc.
  • Identify local or regional vendors and service providers to complement our brand and leverage the balance between results and costs.
  • Evaluate properties to ensure that all necessary vendor contracts are in place and that the scope of work is comprehensive and aligned with property and jurisdictional needs.
  • Ensure vendors complete scope of work in accordance with contractual agreements.
  • Develop RFPs for vendors obtain vendor quotes evaluate proposals provide recommendations for award.
  • Supervise and coordinate the activities of maintenance staff.

Develop and implement maintenance schedules preventative maintenance programs.

  • Staff Development/Training/Retention
  • Develop competent and cohesive maintenance/engineering team.
  • Create an inclusive environment that encourages innovation and promotes collaboration locally and crossregionally.
  • Create an environment where pursuing excellence is the expectation.
  • Sponsor and mentor others taking ownership of developing and advancing team members locally and regionally.
  • Support the teams efforts to obtain required city and/or government licenses or permits (i.e. Boiler Operating Permit State Maintenance Electricians License EPA CFC Universal Certification Technician certificate Certified Pool Operator etc.
  • Apply Engineering Job Competency Model regionally creating title and job description consistency.
  • Demonstrate empathy show support and promote mutual respect.
  • Strategically delegate projects based on skillset and to develop team members as appropriate to their career path.
  • Ability to manage and lead both nonunion and unionbased personnel.
  • Coordinates and conducts meetings team building activities training and site visits to connect the maintenance teams across all the communities.
  • Ensures onsite Senior level Engineering/ Maintenance Supervisors are meeting appropriate deadlines within work order system such as but not limited to unit turns timely work order responses and coordination efforts.

  • Champion new sustainable practices across the firm and industry.
  • Seek out and support the use of products material and work practices that have the lowest environmental footprint while delivering the intended result.
  • Analyze utility usage data and determine action to be taken based on the analysis prior experience and research.
  • Seek out site specific sustainability recognition/certifications that have ownership support.

Qualifications

Minimum Requirements include:

  • Current Passport or ability to obtain one for international travel to Canada.
  • High School Diploma from an accreditedinstitution.
  • Five or more years of experience as a Building Engineer or Maintenance Supervisor.
  • Two or more years of direct supervisory and managerlevel experience required.
  • EPA Certifications Type I and II or Universal required; CPO strongly preferred
  • Ability to travel on short notice to multiple locations within a geographic area to meet business needs.
  • Work overtime or nonstandard hours as business needs deem appropriate.
  • Budget preparation and administration experience required.
  • Read and use all types of testing equipment analog digital multimeters pressure and temperature indicating and recording devices air flow measuring devices and leak detection devices.
  • Knowledge and proper use of basic hand tools (i.e. socket sets wrenches pliers screwdrivers saws and hammers etc..
  • Understand correct usage of power tools (pneumatic electric or engine drive) drill motors saws grinder and impact wrenches etc.
  • Read and understand a variety of instructions including equipment instruction manuals furnished in written oral or schedule form.
  • Perform mathematical computations related to building operations for solving building comfort operation and financial issues.
  • Strong financial analysis skills interpreting composing variances and controlling budgets.
  • Meet highest attendance and punctuality expectations.
  • Ability to operate a personal computer devices and software as appropriate for project and all other office equipment.
  • Climb up and down stairs and ladders.
  • Performing some tasks inside personal living areas and conditions.
  • Strong problemsolving skills.
  • Strategic supervisory and decisionmaking skills.
  • Strong knowledge and use of Microsoft Office products.
  • Excellent written verbal and customer service skills.
