Contract: 240 days/8 hours daily
Job Summary:
Responsible for all duties activities and management responsibilities required to achieve the construction installation and maintenance schedules for multiple sites. Work closely with the District Superintendent and architects engineers Maintenance staff and senior leadership in the planning processes for new sites and/or reconfigurations to ensure all projects conform to quality standards specifications and building codes.
Education & Experience:
- Bachelors degree in architecture and engineering or other engineering discipline preferred. Experience can substitute for a degree.
- Experience in constructionrelated fieldwork interior finishout architectural background and comprehension of construction documents and details.
- Experience with budgets and project management is preferred.
- The ability to draft and basic space planning is a plus.
- Familiar with a variety of the fields concepts practices and procedures.
- Rely on extensive experience and judgment to plan and accomplish goals.
- Lead and direct the work of others.
- Experience with Oklahoma Public Competitive bidding is required
Responsibilities:
Bond Manager/Project management
- Oversee and Prepare a Plan of Action for new Bond Development to include; Project scopes for all sites budgets and timelines at least every three years. This will become the scope of work you are assigned to accomplish if passed by the public.
- Oversee and manage an ongoing list of projects to include in the next bond cycle such as; remodels new construction Roofing HVAC painting ADA issues and other projects too large for the maintenance department to conduct.
- Oversee and manage all outside consulting architects and engineers.
- Oversee all Bond Funds and Bond Projects which might include Design budget bidout permit and oversee all construction.
- Oversee and manage all construction; sometimes acting as the contractor and sometimes acting as the Owner representative.
- Oversee and maintain contact with General Contractors Sub Contractors and track all paperwork.
- Reviewall construction schedules take photos of all construction sites change orders and closeout documentation and ensure that all budgets and schedules are on track.
- Ensure all construction and Bond work schedules are coordinated to include overall facility issues including but not limited to large maintenance projects and repairs building reconfiguration electrical and HVAC work cleaning services and building security.
- Prepare requisitions for all work to obtain POs for all work.
- Review all invoices and submit them for payment.
- Attend all board meetings.
- Order furniture as required thru the PO system.
- Ensure all projects conform to quality standards specifications and regulations to include all federal state and local regulations company policies and procedures and instructions.
- Take steps to ensure projects and programs maximize costeffectiveness and are on a budget and on time.
- Learn Site survey boundaries and utility layouts. Coordinate site surveys and applicable restrictions and building improvements. Work with operations and site leadership to ensure facility layout maintenance improvements and the optimization of equipment and workflows.
- Communicate operations information and recommendations to strategic planners and reviews; prepare and complete action plans; implement production productivity quality and customerservice standards; resolve problems; complete audits; identify trends.
- Oversee and help make master plan decisions for and with leadership in the district.
- Help guide site leaders in making good decisions with their buildings.
- Manage relationships with key operations vendors.
- Communicate with legal counsel and safety department to ensure all processes remain compliant with OSHA and other governmental regulations.
- Oversee that site plans are kept up to date after construction additions.
- Work closely with GM and the management team to set and/or implement policies procedures and systems and to follow through with implementation.
- Obtain all electronic copies of building additions security fire and EMS installations.
- Proficiency in auto cad is preferred.
- Other duties assigned.
- Oversee the day to day projects and maintenance for SSPS district sites departments and facilities.
Maintenance
- Oversee large maintenance projects to include onsite practices ensuring all deadlines are met.
- Maintain a safe and healthy work environment by establishing following and enforcing standards and procedures; complying with legal regulations.
- Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
- Accomplish operations and organization mission by completing related results as needed.
- Meet or exceed operations labor budget expectations.
- Manage staff levels wages hours contract labor to revenues.
- Establish contracts and pricing and ensuring proper maintenance and serving as primary liaison with utilities and local government agencies such as fire police health and safety agencies.
- Track vendor pricing rebates and service levels.
- Review and approve all operational invoices and ensure they are submitted for payment.
- Serve as the primary point of contact when there are customer issues related to equipment quality customer service or accidents and mishaps onsite. In particular this includes any issues onsite at client facilities such as breaking a fence or tape residue on flooring.
- Communicate staff patron and customer issues with the operations team and devise ways of improving the customer experience including resolving problems and complaints.
- Communication all operating policies and/or issues at department meetings.
Language Skills:
- Read and interpret documents such as blueprints site/plat surveys real estate contracts operating and maintenance instructions and procedure manuals.
- Write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
- Effectively present information and respond to questions from clients customers and the general public
Physical Demands/Work Environment:
- Dexterity of hands and fingers to operate a computer keyboard mouse and to handle other communications/computer components
- Potential exposure to odors fumes airborne particles hazardous chemicals and microbiological pathogens
- Noise level varies from quiet to loud
- Temperature varies from hot to cold
- Overnight travel is required
- Regularly lift and/or move up to 50 pounds.
