GENERAL SUMMARY/OVERVIEW STATEMENT

*** This job opening isfor nights from 11:45 PM to 7:45 AM. ***

Under general supervision but following:1 Standard policies and procedures2 Performs both routine and complex inspection3 Installation and repair of airconditioning systems steam absorption equipment and refrigeration equipment and routinely supports and responds to systems and calls outside of trade.4 Use of manuals specifications blueprints plant layouts schematic writing and pneumatic drawings5 Incumbent inspects repairs and maintains the Energy Management System (EMS) and related HVAC equipment6 Regularly directs the work of other employees.7 Respond to alarm and emergency calls.8 Assists in Operations answering phones dispatching calls monitoring alarm systems making temp/humidity adjustments via automation

PRINCIPAL DUTIES AND RESPONSIBILITIES1 Air quality response and documentation.2 Secure all building systems related to ongoing construction3 Trace building systems for new construction engineering & planning.4 Equipment related to water treatment.5 Assist outside contractors with installation of computer equipment6 Retrofitting existing refrigeration equipment to meet EPA standards.7 Recover refrigerant from all equipment that needs to be serviced.8 All mechanics must have Universal Certification from EPA.9 Assist in coordinating Hospital projects with inside & outside contractors.10 Scan & modify Honeywell & Andover Automation Systems to provide the daily needs of Hospital patients & staff.11 To perform routine preventive maintenance tasks as assigned.12 To respond to any emergency call or alarm and to repair the problem or make the appropriate referral.13 To function as a work order coordinator answering phones dispatching calls making work orders.14 To monitor and/or operate the following systems campus & east mechanical/scientific alarms Translogic tube systems Honeywell building automation Andover building automation fire alarm system.15 To accept responsibility as a charge person in the absence of a supervisor.16 Performs special projects and other duties as assignedKnowledge Skills and Abilities Required1 Completion of a one to two year formal training program in heating ventilation and refrigeration or its equivalent.2 Minimum of seven years related experience.3 Ability to read blue prints and schematic drawings; also some computer skills.4 General knowledge of brazing soldering and welding.5 Analytical ability to: a) evaluate data obtained from test equipment b) perform routine calculations and design specifications c) identify the cause of a problem d) to determine a solution in large complex air conditioning refrigeration and air handling systems e) and to provide cost estimates for new systems or replacements.6 Ability to install complete air conditioning refrigerant piping system including coordination with trades personnel.7 Possession of a Massachusetts State License in HVAC.8 Possession of EPA Universal Certification as well as Fume Hood Certification.9 Interpersonal skills to: a) provide direction to other employees while working together on a project b) communicate information about work to other trades personnel.10 Physical ability to climb ladders frequently and walk or stand very frequently. Occasionally (less than 15 of the time) must exert effort to lift over seventy pounds.11. Some computer skills necessary.Working Conditions1 Works throughout the Hospital including roofs and equipment areas where there is occasionally exposure to extreme dust dirt heat noise and occasionally outside elements.2 Occasional exposure to minor hazards from soldering and brazing and to low level radiation and biohazard in working with air flow problems; however attention to safety precautions minimizes risks.3 Is subject to be called in anytime for emergencies.4 Respond to problems as required of all trades when working offhour shifts.5 Compliance with Hospital rules and standards universal precautions procedure will minimize risk.6 Compliance with the Hospital and department rules on uniforms and safety equipment.7 Some overtime will be required.8 Provide own hand tools.9 Exposure to dust dirt chemical fumes.10 Exposure to hazards of electricity steam water lowlevel radiation.11 Exposure to biohazards and asbestos.12 Requires the use of safety equipment such as respirator safety glasses etc. on specific job assignments.
