As a member of our Construction & Tenant Coordination team we are seeking a SENIOR TENANT COORDINATOR who will be responsible for coordinating all phases of the tenant construction process related to store designs and managing tenant improvement projects. ESSENTIAL RESPONSIBILITIES
- Manage the full tenant coordination process through tenant opening.
- Effectively selfmanage workload through the regular use of reports and actively participating in weekly meetings
- Exhibit strong teamleadership qualities including the championing of department initiatives best practices and processes
- Provide a consistently high level of customer services to all internal and external stakeholders such as Leasing Asset Management Property Management Legal and the tenants.
- Provide timely and accurate LLW Estimates
- Manage LLW budgets and timelines.
- Negotiate design and construction contracts.
- Review qualify and manage Tenant Allowance disbursement process.
- Effectively utilize exception processes where necessary to allow for the earliest possible opening.
- Negotiate LLW or tenant scope to help expedite lease by direct communication with the tenant (as requested).
- Review comment and approve tenant plans to ensure specific property criteria for compliance and the best design possible.
- Maintain tenant design criteria manuals for each assigned property.
- Recognize and escalate issues to the Sr. Director Tenant Coordination and Construction that have a material impact on the company with proposed solutions as applicable.
- Assist tenants (especially local tenants high impact tenants and those with little or no construction experience) through the design permitting and build out process.
- Manage permit process with local jurisdictions.
- Some travel required.
RequirementsQUALIFICATIONS
- Bachelors degree in architecture construction engineering or related field highly preferred
- A minimum of 5 years tenant coordination experience required.
- Excellent verbal and written communication skills
- Familiarity with engineering systems such as electrical plumbing sprinkler FDSC structural and HVAC (e.g. CW/ HW conditioned air multizone RTU split system etc.
- Depending on the projects advanced skills in construction project management may be required such as: quantifying unusual conditions and scope bidding and bid analysis contract and change order negotiation scheduling and prioritizing effective task delegation and delay avoidance (i.e. issues forecasting and action planning).
- Ability to work independently with strong organizational and team skills.

The annual base salary range for this role is $90000 $120000 and the role is eligible for an annual discretionary bonus.
