Work Location: MIMOSA/New Clark City Pampanga
The Deputy General Manager (GM) shall be responsible in providing leadership and direction to ensure efficient effective and profitable operation of the project on a long term basis. Likewise he/she shall work with Project Development Group to come up with strategies to activate the project and increase property value. He/She shall also ensure there is synergy within the project and coordinate closely with the different business unit heads and locators to ensure that development goals within the project shall be met taking into consideration market conditions. The GM should also take actions on all matters related to the operations locator sourcing and overseeing the administration of project activities and goals.
KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES:
SALES AND MARKETING
Actively look for tenants for all locators in the project.
Participates in and project Marketing Plan and reviews with Project Development and Marketing quarterly.
Develops / leads customer focus groups / advisory councils.
PROFITABILITY
Budgeting / Business Plan Works closely with Project Development to come up with Marketing Operating Capex / Specs R&M Plans
Forecasting Works closely with Project Development to prepares monthly forecasts for balance of year including Marketing Plan Profit and Loss cash flow.
Profit Improvement Monitors / analyses Profit and Loss statements and forecasts together with Project Finance to optimize profitability
Control Ensures that effective fiscal controls are in place at PD level
EXTERNAL RELATIONS
Creates an image as a premiere CBD and responsible corporate citizen through relations with press local authorities and professional associations etc.
ORGANIZATIONAL DEVELOPMENT

TOWNSHIP OPERATIONS
Oversee the following Township Estate Management Operations:
Implementation of Safety Policies for all locators in respect to the use of the estate roads and vacant lots such as but limited to fire safety typhoon and other disasters.
Ensure compliance of locators in the proper tapping of their utilities to the facilities of the estate.
Maintain cordial and friendly relationships with locators and attend to their complaints concerning the management of the city.
Attend locators and association meetings as necessary.
Prepare review and implement programs on electric and water conservation.
Ensures that Master Deed and Declaration of Restriction of the estate are strictly implemented.
Ensure that all company policies systems and procedures are in place and strictly being implemented by all staff under his responsibility.
Implement professional management programs as may be required by the management from time to time.
Submission of operational monthly reports and such other reports as may be required by management from time to time.
