Zone and Projects Supervisor Engineering Services
Job Summary
The University of Iowa Health Care Department of Engineering Services is seeking a Zone & Projects Supervisor. Under general supervision this position provides day-to-day leadership coordination and oversight of assigned operations shop staff and project activities in support of hospital and facility operations. The position is responsible for supervising corrective preventive routine and emergency maintenance work with greater emphasis on project coordination zone operations mechanical repairs and minor renovation work.
This role plans prioritizes and assigns daily and weekly work based on operational needs customer service expectations project timelines staffing levels and the condition of assigned spaces equipment and building systems. The position reviews work orders and service requests monitors repair and renewal needs and coordinates staff materials vendors shutdowns and affected departments to support timely completion of maintenance and project activities. The supervisor also assists with job cost estimates work plans material lists procurement of supplies and services and related operational documentation.
The position has significant responsibility for overseeing the quality and coordination of project work mechanical repairs general maintenance and related operational activities to ensure work is completed safely efficiently and in compliance with departmental organizational and regulatory standards. This includes completing and coordinating project-specific Infection Control Risk Assessments (ICRAs) and other Engineering Services infection control documentation ensuring staff follow required containment barrier and worksite practices in patient care and other sensitive environments and supporting compliance with healthcare safety and operational requirements.
This role also provides direct supervision of staff performance and development by establishing work expectations monitoring productivity and workmanship conducting performance reviews supporting employee training and onboarding and participating in recruitment selection and personnel actions. The position serves as a key point of contact for operational issues service concerns vendor coordination and interdepartmental communication related to assigned areas of responsibility.
In addition the position supports compliance with applicable OSHA NFPA The Joint Commission infection control and other healthcare-related standards; maintains accurate work project and CMMS documentation; assists with development and revision of operational procedures; and responds to emergency calls and urgent facility issues including after-hours support as needed. Overall this position plays a critical role in coordinating zone operations project work and mechanical and facility repair activities across the organization.
POSITION REPONSIBILITIES:
Financial Management
Assists in preparing job cost estimates work plans and material lists for maintenance and minor renovation activities.
Verifies and approves materials supplies and service needs associated with assigned operational work and minor projects.
Human Resources Management
Supervises assigned operations shop staff in the completion of corrective preventive routine and emergency maintenance work.
Establishes daily and weekly work schedules; assigns and reassigns duties based on operational priorities staffing needs and customer service requirements.
Monitors staff performance and workmanship to maintain high standards of service safety and responsiveness.
Participates in interviewing and selection of staff; evaluates employee performance and effectively recommends disciplinary actions promotions merit increases and termination.
Trains and orients new employees and ensures assigned staff complete required departmental training safety education infection control training and other compliance requirements.
Planning/Programming
Reviews work orders assesses service requests and establishes priorities for maintenance and minor project work.
Coordinates minor project activities including scope review scheduling staff assignments vendor coordination and communication with affected departments.
Monitors maintenance needs for assigned areas and assists in identifying repair renewal and replacement priorities.
Assists with development revision and implementation of departmental procedures and work practices related to assigned operations.
Operational Management Regulation/Compliance
Completes reviews and coordinates project-specific ICRAs and other Engineering Services infection control documentation for maintenance minor projects and operational activities.

Coordinates work with other shops departments contractors and vendors to support timely and efficient completion of maintenance and project activities.
Serves as a point of contact for operational issues service concerns and department coordination related to assigned areas of responsibility.
Performs duties and responsibilities of the work unit as required in emergency situations or as needed to maintain operations.
Responds to emergency calls and urgent facility issues including after-hours operational support as required.
Performs other duties as assigned.

Education or Equivalency Required
- Bachelors degree in Construction Management or related field; or an equivalent combination of education and experience.
Required Qualifications:
- 1 Years experience excluding apprenticeship in the carpenter plumbing or electrical trade maintenance or operations field.
- One year of experience in functional supervisor or project management which demonstrates the ability to troubleshoot and provide oversight to critical operational issues.
- Experience in building maintenance mechanical repairs minor renovation project coordination or related operational work.
- Ability to supervise assign coordinate or review the work of others.
- Knowledge of maintenance operations involving corrective and preventive maintenance mechanical repairs project work and general facility systems support.
- Knowledge of healthcare safety infection control and worksite containment requirements.
- Ability to plan prioritize and coordinate operational work and minor projects.
- Ability to maintain records and communicate effectively with staff departments vendors and contractors.
Must possess and maintain a current valid drivers license
Desired Qualifications:
- Experience in a healthcare hospital or other occupied critical environment.
- Experience completing or coordinating ICRAs and other infection control documentation.
Experience with CMMS work order systems and maintenance documentation.
Experience coordinating minor renovation or renewal projects.
Experience with estimating materials planning and vendor coordination.
Experience applying OSHA NFPA The Joint Commission or similar regulatory standards in operations work.
