Job Summary

MalaceHR is seeking an experienced and motivated Project Manager to support our Owners Representative team on commercial construction projects with a strong emphasis on life sciences laboratory and technology tenant improvement projects. This role is ideal for a construction professional looking to advance their career by collaborating with senior project managers on complex projects while independently managing smaller assignments.

The Project Manager will represent client interests throughout all phases of project delivery from planning and design through construction commissioning and closeout.

Key Responsibilities

Project Support & Coordination

  • Assist Senior Project Managers in overseeing construction projects through design preconstruction construction and closeout phases.
  • Coordinate day-to-day project activities including contractor communications submittal reviews RFI management and meeting scheduling.
  • Maintain project documentation schedules budgets and reporting systems to ensure accurate and timely project information.
  • Support project teams by tracking deliverables milestones and action items.

Independent Project Management

  • Manage smaller tenant improvement and renovation projects independently from kickoff through occupancy.
  • Serve as the primary Owners Representative for assigned projects ensuring client objectives are achieved.
  • Coordinate project stakeholders including contractors architects engineers consultants and vendors.
  • Drive project execution while maintaining quality budget and schedule requirements.

Site Presence & Quality Control

  • Conduct regular site visits to monitor construction progress and verify compliance with plans specifications and safety requirements.
  • Document site conditions through field reports and photographs.
  • Identify potential risks quality concerns and schedule impacts escalating issues when necessary.
  • Track punch list completion and coordinate final inspections.

Budget & Schedule Management

  • Monitor project costs against approved budgets and identify potential overruns.
  • Assist with change order reviews pricing evaluations and approval processes.
  • Maintain and update project schedules while identifying delays and coordinating recovery plans.
  • Support forecasting and financial reporting activities.

Technical Review & Coordination

  • Review contractor submittals shop drawings product data and technical documentation.
  • Coordinate RFI responses with architects engineers and consultants.
  • Assist with MEP system coordination including specialized infrastructure commonly found in life sciences and technology facilities.
  • Ensure compliance with project specifications and client requirements.

Meeting Facilitation & Communication

  • Lead or assist with weekly project meetings involving contractors consultants and client representatives.
  • Prepare meeting agendas document minutes and track action items through completion.
  • Communicate project updates risks and milestones to internal and external stakeholders.
  • Prepare project status reports and executive summaries.

Contract Administration & Compliance

  • Review contractor payment applications and supporting documentation.
  • Verify lien waivers insurance certificates and compliance requirements.
  • Support permitting inspections and regulatory approvals.
  • Coordinate project closeout activities including as-built documentation warranties training and turnover packages.

Qualifications

Experience

  • 510 years of construction project management project coordination or owners representative experience.
  • Experience with commercial construction projects preferably including life sciences laboratory healthcare pharmaceutical or technology facilities.
  • Familiarity with tenant improvement projects occupied building renovations and capital improvement programs.
  • Experience coordinating with general contractors subcontractors architects engineers and consultants.

Technical Knowledge

  • Strong understanding of commercial construction methods sequencing and building systems.
  • Ability to read and interpret architectural structural civil and MEP drawings.
  • Knowledge of building codes construction standards and permitting processes.
  • Familiarity with laboratory systems cleanrooms data infrastructure or specialized facility environments is highly preferred.
  • Proficiency with Microsoft Office Suite project management platforms scheduling software and construction management tools.

Education & Certifications

  • Bachelors Degree in Construction Management Engineering Architecture Building Science or a related field preferred.
  • Equivalent industry experience will be considered.
  • OSHA 30-Hour Construction Certification preferred.
  • PMP (Project Management Professional) CCM (Certified Construction Manager) or LEED AP certifications are a plus.
