How can you contribute to what we do

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

  • Develop and maintain productive and open lines of communication with Center Management team tenants residents shoppers and vendors.
  • Oversee all daily operations of the apartment community ensuring excellence in customer service presentations and resident satisfaction.
  • Deliver a positive resident experience by anticipating needs resolving concerns promptly and adopting a strong sense of community.
  • Visit inspect and communicate with residents and staff on a regular basis.
  • Lead train and develop on site management team including the maintenance and Community Associate position.
  • Take an active role in weekly team meetings with management and staff.
  • Assist General Manager and People & Culture team on proper compliance with all HR policies.
  • Maintain availability or coverage for emergencies on-call duties resident functions and weekends.
  • Assist Center Management team with any facility related issues.
  • Monitor and ensure resident requests are completed within 24-48 hours.
  • Manage leasing performance including traffic generation tours closing and renewal strategy.
  • Coordinate resident events and engagement initiatives that align with a luxury lifestyle brand.
  • Maintain corporate outreach and resident retention programs.
  • Analyze market trends and competitor properties to position the community effectively.
  • Manage vendor relationships including sourcing contract negotiation performance oversight and ensuring services meet quality and cost expectations.
  • Oversee and ensure a seamless move-in and move-out process including unit readiness inspections resident communication and coordination between leasing and maintenance teams.
  • Ensure residential building and units are maintained to Tangers high standards and provide additional training/guidance as required.
  • Reduce risk of accidents by monitoring property for safety violations and potential safety concerns.
  • Ensure all residents adhere to residential policies in lease.
  • Identify areas of greater efficiency to help reduce costs while at the same time maintaining Tangers high standards of performance at the property.
  • Work with Operations Director to submit contracts and RFPs by following Tangers Operations Policies to ensure successful completion of audits and to identify additional and new vendors to service the asset.
  • Participate in budget preparation and take corrective action to meet budget restraints.
  • Aid General Manager in maintaining and monitoring CAM budget on a regular and ongoing basis.
  • Assist General Manager in enhancing operational efficiency and driving EBITDA growth through streamlined processes rigorous cost management and strategic resource allocation.
  • Develop efficient and effective maintenance procedures for team members.
  • Ensure all apartment turnovers are completed within a timely manner.
  • Lease apartments respond to telephone inquiries qualifying applicants show apartments and ensure all move-in paperwork is accurately prepared.
  • Collaborate with Marketing Director for marketing outreach and advertising plans to include website updates and residential platforms.
  • Evaluate and make recommendations for rental pricing.
  • Monitor daily move-in/move-out property status reports and manage the monthly renewal process.
  • Process delinquent residents according to policy collect late fees and file on units at the appropriate deadline.
  • Ensure compliance with all local state and federal housing regulations.
  • Monitor compliance and enforce security/safety policies and procedures to ensure a safe living environment.
  • Assist General Manager in review of Tanger security policies and procedures with contracted security and center staff.
  • Ensure compliance with all Tan
  • ger Hazard Prevention and risk mitigation policies and programs to provide a safe living shopping and work environment.

  • Ability to read and fully comprehend documents in English such as: operations manual facilities guide employee handbook maintenance instruction contracts etc.
  • Required to work weekends in rotation with Community Associate to ensure coverage during peak operational periods or as required by General Manager.
  • Ability to read write and comprehend the English language

REQUIRED EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent
  • 4-6 years experience in residential or property management
  • Knowledge of applicable Landlord Tenant Laws Fair Housing Regulations and other laws related to property specific guidelines LRO Microsoft Office and experience in MRI preferred.
  • 3-5 years of supervisory experience
  • Possess and be able to maintain a valid drivers license and clear driving record

PREFERRED EDUCATION AND EXPERIENCE:

  • Bachelors degree or CPM highly preferred; Tax Credit Specialist (TCS) or HCCP designation preferred
