SECTION TWO: KEY AREAS
Job Summary
As a key member of the management team the Maintenance Manager guides motivates and manages the entire engineering team responsible for the general upkeep and structural integrity of the property. This role oversees all preventive and corrective maintenance across mechanical electrical plumbing and automation systems. Additionally the Maintenance Manager leads the guest complaint recovery process to achieve 100% satisfaction prior to departure and ensures continuous technical training for all staff regarding equipment and machine operations.
Core Areas of Responsibility
- Plumbing: Water distribution drainage pumps and sanitation systems.
- Electricals: Power distribution lighting backup generators and low-voltage systems.
- Mechanical: HVAC ventilation cooling towers boilers and extraction units.
- Machines & Equipment: Commercial kitchen laundry machinery lifts and gym/spa infrastructure.
- Facilities & Grounds: Structural carpentry painting tiling pool and spa filtration maintenance.
SECTION THREE: RESPONSIBILITIES & ACTIVITIES
1. Operations & Technical Execution
- Standards & Compliance: Ensure the smooth and organized running of the Maintenance department according to corporate standards code of conduct and guiding principles.
- Property Upkeep: Maintain guest rooms public spaces and back-of-house areas in optimal repair (carpentry plumbing electrical air conditioning painting wall covering and tiling).
- Preventive Maintenance: Implement execute and document daily weekly and monthly checklists for preventive maintenance programs.
- Contractor Management: Supervise review and specify appropriate tools equipment and tasks for temporary maintenance associates and external contractors.
- Pool & Spa Care: Oversee the chemical balance cleaning and mechanical maintenance of the pool and spa infrastructure.
2. People Management & Leadership
- Manning & Productivity: Establish departmental schedules and staffing levels based on forecasted occupancy to maximize efficiency while remaining highly visible with a hands-on operational approach.
- Recruitment: Lead the interviewing selection and onboarding process prioritizing candidates with a proactive attitude and alignment with hospitality service values.
- Training & Development: Ensure the engineering team is fully trained in equipment handling technical safety and emergency response protocols.
- Performance Appraisals: Drive annual performance evaluations recognize outstanding individual contributions and constructively address substandard performance immediately.
3. Customer Loyalty & Quality Control
- Service Standards: Enforce quality and consistency across all guest and staff touchpoints monitoring engineering response times to ensure prompt service.
- Complaint Recovery: Actively participate in resolving guest-facing maintenance issues capturing preferences to update guest history files and prevent reoccurrence.
- Process Optimization: Periodically review operational practices to simplify technical reporting channels for both staff and guests.
4. Financial & Administrative Control
- Budgeting & Forecasting: Establish the annual operational maintenance budget monitor P&L variances and collaborate with the Yield Management team to protect revenue.
- Capital Expenditure (CAPEX): Prepare and defend annual CAPEX budgets for machinery replacement and property modernization to optimize long-term productivity.
- Inventory & Controls: Conduct regular asset audits and strict inventory checks on engineering spares tools and consumables to minimize loss and damage.
5. Health Safety Security & Environment
- Statutory Compliance: Enforce complete alignment with Kenyan national regulations including OSHA public health standards and fire safety laws.
- Hazard Mitigation: Conduct routine risk assessments rectify hazardous conditions immediately and report major structural concerns directly to the General Manager.
- Chemical & Key Control: Maintain rigorous key control protocols and ensure safe handling storage and disposal of hazardous engineering chemicals.
- Environmental Responsibility: Lead property-wide energy-saving initiatives waste recycling programs and eco-friendly disposal processes in line with County Government and National Environmental guidelines.

4. Work Experience
- Essential: Minimum of 4 years of hands-on experience operating as a Maintenance Manager Chief Engineer or in a senior professional engineering capacity within premium hospitality environments or commercial estates.
