协助中国区物业与资产管理部负责人统筹各区域工程体系建设与工程管理围绕降低工程运营风险提升盈利水平保持战略竞争优势三大核心方向推行各城市公司项目工程管理标准化效益化智能化
岗位职责
作为各区域工程总监的虚线汇报主管承担相关绩效评估职责
建立中国区工程风险防控体系针对特种设备电梯消防压力容器电气安全防汛防台高空作业等核心风险点制定标准化巡检流程及运营风险隐患识别与整改机制
建立统一的工程应急响应预案建立 区域快速响应 总部远程指导 的敏捷响应机制缩短应急处置时间降低事故损失
统筹各地项目工程合规管理确保符合行业及地方标准特种设备安全法等法规要求定期开展合规审查与整改规避行政处罚风险;
推动设备健康评估管理体系建设降低设备故障停机率与突发风险发生率
推进中国区项目在工程运营管理中最佳实践的分享确保公司各项管理实践及政策能够有效落地实施
推进能耗精细化管理有效监控中国区各项目能耗基准值推动降低能耗成本促进提升项目盈利空间
挖掘工程类增值服务潜力设计并推广定制化服务产品如Capex设备升级改造商用物业设施定制维护移动工程服务平台业主专属工程服务等拓展增收渠道
推动工程服务人力优化战略调整制定并推行工程自聘人员减少后服务质量标准及监管核心策略
制定中国区统一且差异化适配的工程管理标准体系
推动工程技术创新与智能化升级搭建一体化工程管理平台
推动建立核心供应商战略合作关系构建集采供应链体系降低采购成本形成供应链竞争优势
建立工程管理数据库定期开展中国区项目工程运营数据复盘驱动管理优化
与运营BD等条线协同配合BD输出工程管理优势支撑新项目拓展
