Job Title: Property Inspector

Contract Duration: 3 months
Role Overview
The Property Inspector is responsible for delivering high-quality asset management services to ensure compliance with housing standards and the provision of safe well-maintained homes for residents. The role involves aligning inspection activities with long-term property improvement strategies analysing stock condition survey data and supporting the prioritisation of maintenance programmes.
Key Duties and Responsibilities
Asset Management
- Carry out inspections of properties communal areas and buildings to ensure compliance with required standards and support effective management of housing stock.
- Assess and verify current property conditions ensuring accurate and up-to-date asset data is recorded.
- Maintain and update a database tracking component replacements and upgrades informed by stock condition surveys.
- Collect and analyse inspection data to support informed decision-making and establish performance indicators.
- Ensure all inspection activities adhere to organisational policies and standards.
Property Maintenance
- Evaluate the condition of properties and communal areas to identify maintenance and repair requirements.
- Prioritise maintenance issues based on urgency and their impact on resident safety.
- Conduct a proportion of pre- and post-repair inspections ensuring work meets required standards.
- Ensure all repair and maintenance activities comply with regulatory requirements and organisational objectives.
- Support the planning implementation and management of cyclical and planned maintenance programmes.
- Assist in overseeing maintenance contracts and monitoring budget performance.
- Use inspection and survey data to track property performance and inform future planning.
- Inspect vacant (void) properties alongside the Housing Team and prepare detailed schedules of required works in line with policy.
- Provide guidance and support to non-technical colleagues where required.
Financial Oversight
- Review and validate financial forecasts related to lifecycle components from stock condition surveys.
- Monitor and report on expenditure against approved budgets as directed by the Property and Asset Manager.
Compliance
- Ensure all properties meet relevant housing standards and regulatory requirements.
- Maintain accurate records in line with internal policies and procedures.
Sustainability & Energy Management
- Identify opportunities to improve energy efficiency and sustainability during inspections and provide recommendations.
- Support the delivery of energy efficiency initiatives including collaboration with project teams securing funding and building partnerships.
- Assist in coordinating energy audits establishing green energy initiatives and contributing to national sustainability targets.
General Responsibilities
- Undertake additional projects and duties as required.
- Represent the organisation professionally fostering positive relationships with partners and stakeholders.
- Promote a culture aligned with organisational values focusing on quality and continuous improvement.
- Ensure all activities are carried out safely and in accordance with Health and Safety policies.
