Position OverviewWe are seeking an experienced Assistant Manager of Hard Services to support facility operations at our prestigious client site in Japan. This role will assist in managing all critical building systems and infrastructure ensuring optimal performance reliability and compliance with local regulations while delivering exceptional service to our client.

Facilities Management
The Assistant Manager will support day-to-day operations of all hard services including HVAC systems electrical distribution plumbing fire safety systems building automation systems and structural maintenance. You will assist in developing preventive maintenance programs managing contractor relationships and ensuring all building systems operate efficiently and reliably.

Working closely with the Hard Services Manager you will help supervise technical staff and external contractors providing guidance on maintenance procedures and safety protocols. You will participate in staff development initiatives coordinate work schedules and ensure team performance meets established standards.

Ensuring compliance with Japanese building codes safety regulations and environmental standards is essential. You will assist in maintaining accurate documentation conducting safety inspections and implementing corrective actions as needed. Knowledge of local regulations and ability to coordinate with Japanese authorities is important.

Education and Experience Bachelors degree in Engineering Facilities Management or related technical field preferred. Minimum 5 years of experience in facilities management with at least 2 years in a supervisory or coordination role. Experience managing hard services in commercial or corporate environments is essential.
Technical Skills Strong technical knowledge of building systems including HVAC electrical plumbing and fire safety systems. Familiarity with building automation systems (BMS/BAS) and computerized maintenance management systems (CMMS). Understanding of energy management principles and sustainable building practices.
Language and Cultural Competency Business-level proficiency in both English and Japanese is required for effective communication with local teams contractors vendors and authorities. Understanding of Japanese business culture and workplace practices is highly valued.
Professional Attributes Excellent problem-solving abilities with strong attention to detail. Proven ability to prioritize multiple tasks in a fast-paced environment. Strong interpersonal skills with ability to work effectively across cultures. Flexibility to respond to emergency situations outside normal business hours when required.
Professional certifications such as Certified Facility Manager (CFM) Building Operator Certification (BOC) or equivalent Japanese qualifications. Experience working with international clients or in multinational corporate environments. Knowledge of ISO standards related to facilities management and quality systems.
