私たちはビジネスの成長計画を見据え物流不動産市場を分析し中長期の不動産戦略を立案しますその戦略に基づき新規拠点の調達計画を策定し具体的な不動産を探索します収集した候補物件から最適な物件を選定し調達に関する取引先との合意形成および社内承認の取得を経て契約締結を実行しますまた拠点の運営に必要となる配送車両用あるいは従業員用駐車場の探索や調達業務も当チームにて担いますさらには既存拠点に関してもその再配置や集約統合などの拠点計画の見直しを計画チームと共同で実行します

今回上記の業務を一緒に遂行する新たなチームメンバーを募集します拠点は日本全国各地にわたり計画の立案情報収集物件探索取引先交渉社内承認の取得と幅広い業務に携わっていただきます

このポジションでは不動産会社を始めとする社外のパートナーおよび社内のステークホルダーと強固な信頼関係を構築しながら戦略的にプロジェクトを推進する力が求められます

The Amazon Japan Real Estate is responsible for developing and executing procurement strategies for logistics facilities as well as managing post-acquisition operationsall essential to supporting an optimally designed logistics network that meets customer needs in Amazon Japans continued growth.

We analyze the logistics real estate market with an eye toward business growth plans and develop mid- to long-term real estate strategies. Based on these strategies we formulate procurement plans for new facilities and search for specific properties. We select the optimal properties from collected candidates achieve consensus with business partners regarding procurement obtain internal approvals and execute contract agreements. We also handle the search and procurement of parking facilities for delivery vehicles and employees necessary for site operations. Furthermore we collaborate with planning teams to execute reviews of existing facility plans including relocation and consolidation.

We are now recruiting new team members to work together on the above responsibilities. Facilities span locations across Japan and you will be involved in a wide range of activities including planning information gathering property search partner negotiations and obtaining internal approvals.

This position requires the ability to strategically drive projects while building strong trusted relationships with external partners such as real estate companies and internal stakeholders.

Key job responsibilities

このポジションは社内外のステークホルダーの中心となってコミュニケーションを司り合意形成をリードする重要な職務であり以下の4つの業務Scopeを一気通貫で実行することが求められます

① 計画チームとの要件定義エリア面積スペックなど 需要見通しに基づくキャパシティ計画を確認しエリア開業時期施設規模建物スペックなどの探索要件を定義します適切な要件定義はプロジェクトの方向性を明確にし社外ステークホルダーとの信頼関係構築および希少物件の獲得に不可欠です

② 市場調査および物件探索各エリアのマーケット調査を実施し公開情報に留まらず未公開情報や潜在的な移転情報も入手します
土地からの開発アプローチも行い不動産デベロッパー仲介会社デューデリジェンス工事等のサプライヤーネットワークを活用しますBTSBuilt to Suit型の在庫拠点においては建物基本設計段階からデベロッパーや設計会社と密にコミュニケーションし最適な不動産をともに作り上げていきます

③ デューデリジェンスおよび物件選定 外部ベンダーを活用した不動産デューデリジェンス投資採算性の検証および候補物件間の比較検討を実施し社内関係者と物件選定にかかる合意形成を行います

④ 条件交渉予算取得契約締結 契約諸条件の交渉を実施しファイナンス部門と協力して予算を申請します競合案件など意思決定のスピードが求められる場面では高度なコミュニケーションスキルが必要です法務部門と契約書の案文調整を経て税務会計部門の承認を含めた契約承認申請を実施します


Lead the real estate acquisition for first-mile (inventory/fulfillment) and middle-mile (sortation) logistics facilities that support Amazons extensive nationwide logistics and transportation infrastructure. Based on facility network plans identify and evaluate real estate opportunities collaborate with cross-functional teams to select the optimal property from a shortlist of candidates and drive the process through budget approval and lease contract execution.

This role serves as the central communication hub among internal and external stakeholders leading alignment and consensus-building across the organization. The position requires end-to-end ownership of the following four scopes of work.

① Requirements Definition with Planning Teams (area size specifications etc.)
Review capacity plans based on demand forecasts and define site search requirements including target area opening timeline facility size and building specifications. Precise requirements definition is essential for clarifying project direction building trust with external stakeholders and securing highly competitive properties.

② Market Research and Property Search
Conduct market research in each target area gathering not only publicly available information but also off-market opportunities and potential relocation leads. Pursue land-up development approaches and leverage a network of real estate developers brokers and suppliers for due diligence and construction. For Built-to-Suit (BTS) inventory facilities work closely with developers and design firms from the schematic design phase to co-create the optimal real estate solution.

③ Due Diligence and Site Selection
Conduct real estate due diligence utilizing external vendors validate investment feasibility and perform comparative analysis across candidate properties. Drive internal alignment and consensus on final site selection with relevant stakeholders.

④ Negotiation Budget Approval and Lease Execution
Lead negotiation of lease terms and conditions and work with the Finance team to submit budget requests. Strong communication skills are required in competitive situations where speed of decision-making is critical. Coordinate contract language with the Legal team and manage the contract approval process including sign-off from Tax and Accounting teams.

Amazon Japan Real Estate不動産企画部は物流不動産の専門知識を活用しAmazonの物流の上流から下流に至るまでそれぞれに必要とされる不動産拠点を調達していますチームはTeam Leadを含めて2026年3月現在で15名のメンバーで構成されています

Amazon Japan Real Estate leverages specialized knowledge in logistics real estate to procure facilities required for Amazons logistics operations from upstream to downstream. As of March 2026 our team consists of 15 members including the Team Lead.

- 不動産関連企業投資関連企業または一般事業会社の不動産部門で不動産に関連する業務に3年以上従事している
- PCスキルExcel Word Power Pointでの資料作成スキル
- 英語力TOEIC 700点以上 or 同等の英語力(週に3-5回の英語での会議有)
- ビジネスレベルの日本語力
- 4年制大学学士号
- 3 years of experience in real estate-related work at a real estate company investment-related company or in the real estate department of a general business corporation
- PC Skills: Proficiency in creating documents using Excel Word and PowerPoint
- Intermediate-level English proficiency: TOEIC score of 700 or above or equivalent English ability (*3-5 English meetings per week)
- Business-level Japanese proficiency
- Bachelors degree from a 4-year university
