Resident Manager (Operations Management)
Location: Remote (LATAM)
Compensation: USD $1800 $2200/month (depending on experience)

Schedule: Full-time aligned with U.S. PST business hours (with some flexibility for urgent maintenance situations)

Role Overview
This role is responsible for managing all operational steps required to transition a property from tenant placement through to notice to vacate. The Resident Manager owns the full resident experience pipeline including maintenance coordination tenant communication owner updates lease renewals and process improvement within internal systems.
This is an execution-heavy role that requires responsiveness attention to detail and strong communication. While prior property management experience is helpful it is not strictly required. A highly organized proactive and responsive operator can make a significant impact by following processes and executing consistently.
The Resident Manager ensures residents are supported maintenance is handled efficiently and owners are kept informed at all times. This role also contributes to improving internal systems workflows and automation over time.
Key Responsibilities
Maintenance Coordination & Resolution
- Manage all maintenance requests from intake through completion
- Triage issues and determine urgency (emergency vs routine)
- Assign and coordinate vendors to complete repairs
- Source compare and negotiate bids for non-routine or higher-cost work
- Track all maintenance tasks to completion ensuring timely follow-ups with vendors and tenants
- Ensure quality of work and tenant satisfaction after completion
Owner Communication & Approvals
- Communicate maintenance issues to owners with clear summaries photos and cost estimates
- Present recommended next steps with reasoning to support quick decision-making
- Follow up proactively to obtain approvals and avoid delays
- Keep owners consistently informed and confident in the status of their properties
Tenant Communication & Support
- Serve as the primary point of contact for tenants
- Respond to all tenant inquiries within the same business day
- Provide clear updates on maintenance property details and lease-related questions
- Manage expectations and de-escalate issues when needed
- Maintain professional consistent and empathetic communication
Lease Renewals & Rent Strategy
- Prepare and send lease renewal offers within required timelines
- Analyze rental comps property condition and tenant history to support rent decisions
- Draft rent increase notices in compliance with applicable regulations
- Help maintain occupancy and reduce vacancy gaps
Transition & Internal Handoff
- Coordinate with Leasing Manager once a tenant provides notice to vacate
- Ensure all tenant and property information is organized and transferred accurately
- Confirm deposits rent and payments are properly recorded
- Communicate outstanding issues special terms or property concerns
- Verify all loose ends are resolved before transition
Systems & Process Optimization
- Maintain and update CRM records and workflows (AppFolio or similar systems preferred but not required)
- Follow established processes while identifying opportunities for improvement
- Support creation of automations and efficiency improvements within systems
- Contribute to testing and implementing new tools or workflows
- Use AI and other tools to improve productivity and streamline operations
- Continuously look for ways to improve customer experience and internal efficiency
Required Hard Skills
- 25 years of experience in operations customer support administrative coordination or a related role
- Strong written communication skills (email and messaging)
- Ability to manage multiple tasks and prioritize effectively
- High responsiveness and reliability in communication
- Strong organizational skills and attention to detail
- Comfortable working in a fast-paced task-driven environment
Preferred but not required:
- Experience in property management or real estate operations
- Familiarity with property management systems such as AppFolio or similar
Soft Skills
