Job Summary

Title: Maintenance Supervisor Carpentry/Painting/Locks

Reports To: Facilities Manager

Position Purpose: To organize and direct the carpentry/panting/locks department in order to keep the Districts facilities and equipment maintained and operational so that they present no problems or interruptions to the education program.

School graduate or equivalent.

  1. Successful completion of a masters certfication or eightyears experience in finish carpentry and rough carpentry within a commercial industrial. or facilities operation setting.
  2. Experience and training in painting finish work plastering ceiling tile installation/repair drywall installation/repair carpentry insulation carpet installation/repair flooring installation/repair ceramic tile installation/repair glass block weather stripping window installation/repair door installation/repair and door hardware and lock installation/repair. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
  3. Knowledge of commercial/industrial practices processes OSHA regulations American with Disability Act regulations and applicable code requirements related to the carpentry painting plastering and locksmith trade.
  4. Knowledge of standard practices tools and terminology in painting plastering carpentry flooring weather stripping window installation/repair door installation/repair and other assigned skill areas.
  5. Familiarity with mixing and matching paints and stains lay out/stencil signs scraping sanding and removing graphite removing graffiti etc.
  6. Familiarity with mixing and matching mortar plaster and stucco to desired consistency creating decorative textures in finishing coats using brushes trowels sand pebbles or stones and using sanding and buffing tools to smooth surfaces.
  7. Familiarity with maintaining pre-defined master key systems cutting and issuing keys re-keying installing and repairing locks and hardware.
  8. Experience with Falcon and Sargent master lock systems preferred.
  9. Demonstrated proficiency with Microsoft Office software programs to include word processing spreadsheets Power Point etc.
  10. Demonstrated ability to supervise direct and engage personnel in carrying out multiple work assignments.
  11. Ability to handle multiple priorities in a highly demanding team atmosphere make decisions with limited data and process information in an orderly accurate and timely manner.
  12. Ability to write specifications and schematics and to work from blueprints sketches written and verbal instruction and to understand the technical language within the assigned skill areas.
  13. Ability to design or modify components to meet job requirements in the assigned skill areas.
  14. Must have a valid Kansas drivers license and possess a good driving record.
  15. Ability to work in varied weather and temperature conditions.
  16. Ability to work from heights and in confined areas.
  17. Knowledge of colors.
  18. Ability to perform work independently according to prescribed standards and procedures with a minimum of supervision.
  19. Ability to follow verbal and written instructions.
  20. Ability to read write perform basic math and possess basic computer skills.
  21. Dependability and the ability to get along with others.
  22. Knowledge of occupational hazards safety precautions hazardous materials and proper ways necessary to perform the assigned tasks.

Physical/Emotional Requirements:

  1. The incumbent may be required to use the below requirements during any part of the working day.
  2. The incumbent must be able to lift and carry up to 100 pounds.

Performance Responsibilities:

  1. Reports to the Facilities Manager to receive each days assignments.
  2. Supervise and evaluate department staff performance.
  3. Carry out job duties according to District policies and enforce these policies with all personnel under direct supervision.
  4. Provide or facilitate training for department personnel related to policies and procedures safety continuing education etc.
  5. Evaluates directs and coordinates responses to emergencies relevant to department.
  6. Plan schedule coordinate and oversee the workflow of department personnel.
  7. Estimates time material and labor costs for various work carried out by department personnel as well as for contracted work.
  8. Maintains records including purchasing requests payroll sheets work orders equipment purchases capital outlay projects bidding documents inventories cost estimates etc.
  9. Assists with capital outlay budget for major and minor projects related to carpentry painting locks etc. Ensures competitive bidding and pricing.
  10. Prepares and processes purchasing documents.
  11. Ensure that department personnel respond to work requests in a timely and courteous manner.
  12. Ensure that department personnel perform maintenance and repair tasks in accordance with appropriate standards and procedures.
  13. Assign and oversee a variety of work assignments including such things as painting plastering ceiling tile installation/repair drywall installation/repair carpentry carpet installation/repair flooring installation/repair weather stripping window installation/repair door installation/repair etc.
  14. Direct and assist department personnel in installing structures and fixtures such as windows frames floorings trim hardware etc. using appropriate power tools hand tools etc.
  15. Direct and assist department personnel in remodeling office and work space including partitions paneling etc. for the purpose of ensuring safe and efficient utilization of space.
  16. Direct and assist department personnel in assembling and fastening materials (Wood plastic fiberglass drywall etc.) to make framework or props using hand tools wood screws nails dowel pins glue etc.
  17. Direct and assist department personnel in building or repairing block walls stairs mantles counter tops cabinets shelving moldings doors frameworks furniture floors and other wooden fixtures used in buildings using appropriate woodworking machines power tools hand tools etc.
  18. Direct and assist department personnel in constructing forms and chutes for pouring concrete.
  19. Direct and assist department personnel in finishing surfaces of woodwork or wallboard in buildings using paint paneling hand tools etc.
  20. Direct and assist department personnel in filling cracks and other defects in plaster or plasterboard using patching plaster trowels sanding tools etc.
  21. Direct and assist department personnel in applying shock-absorbing sound-deadening and decorative paneling to ceilings and walls.
  22. Direct and assist department personnel in measuring and marking cutting lines on materials using ruler pencil chalk and marking gauge.
  23. Direct and assist department personnel in shaping or cutting materials to specified measurements using appropriate machines power saws and/or hand tools.
  24. Direct and assist department personnel in using levels rules plumb bobs framing squares and surveying equipment to ensure everything is level and secure.
  25. Direct and assist department personnel in erecting scaffolding moveable and immoveable staging rigging ladders etc. as necessary using proper safety methodology; direct and assist department personnel in moving furniture and equipment as necessary.
  26. Direct department personnel in preparing priming scraping sanding sealing patching and painting interior/exterior surfaces fixtures furniture etc. using all types of painting materials such as latex enamel epoxy varnish stain or lacquer.
  27. Direct department personnel in taping floating repairing applying texturing to walls and ceilings wallpaper and applying acoustic layers on a variety of surfaces.
  28. Direct department personnel in removing graffiti as necessary from all interior and exterior buildings within District.
  29. Direct department personnel in preparing and cleaning surfaces for applications of plaster cement stucco or similar materials.
  30. Direct department personnel in applying protective and decorative coats of plaster cement stucco etc. to walls ceilings floors fire rating systems metal and wood laths partitions of buildings acoustic tiles brick and composite wall linings to buildings using brushes trowels spray guns etc.
  31. Direct department personnel in applying finish texture acoustic materials insulating and fireproofing materials etc. bonded with plaster plastic cement and similar materials.
  32. Direct department personnel in spreading plaster over lath or masonry base using trowel and smoothing plaster with darby and float to attain uniform thickness.
  33. Direct department personnel in applying scratch brown and finish coats of plaster to wood metal or board lath; direct department personnel in roughening undercoat with scratch to provide bond for successive coats of plaster.
  34. Direct department personnel in applying bonding agent setting corner beads fixing pre-cast cornices panel moldings ceiling centers and other plaster fittings.
  35. Direct department personnel in plumbing and straightening corners angles walls and ceiling surfaces as necessary.
  36. Direct department personnel in patching old plaster removing loose plaster filling joints holes cracks etc. with wet plaster caulk putty and sealing compounds and smoothing them using sand paper wet brushes trowels caulking guns and putty knives.
  37. Direct department personnel in repair of exterior brick and block and tuckpointing as necessary.
  38. Direct department personnel in measuring marking cutting and fitting drywall and plasterboard for installation on walls and ceilings.
  39. Direct department personnel in maintaining a multi-tiered master key system for the purpose of ensuring an efficient confidential and secure operation for the District.
  40. Direct department personnel in installing maintaining troubleshooting and repairing such items as door hardware closers strike plates hinges exit hardware key systems mortise locks cylindrical unit locks rim locks etc.
  41. Direct department personnel in interchanging core-lock systems pinning cores reloading cylinders repairing/replacing panic hardware and ADA openers changing lock combinations and repairing/replacing locks on desks file cabinets display cases lockers etc.
  42. Direct department personnel in installing servicing troubleshooting and repairing various types of mechanical and electrical locking devices using hand tools and special equipment.
  43. Direct department personnel in cutting new or duplicate keys using key cutting machine and stamping with identification.
  44. Direct department personnel in picking locks to open doors for which keys have been lost or broken; direct department personnel in opening safe locks by drilling.
  45. Enforce policies and procedures for issuing keys and maintaining all lock and key records for keys issued and returned.
  46. Provide technical assistance to other personnel as necessary.
  47. Direct and assist department personnel with development and carrying out preventative maintenance program.
  48. Follow the Districts system for the receipt and issuance of parts and supplies as well as maintaining recordkeeping and inventories.
  49. Enforce policies and procedures for storage handling and disposal of paint stain varnish and other chemicals according to established regulations.
  50. Attend appropriate training sessions meetings and classes as part of professional development.
  51. Ensure that department personnel accomplish assigned tasks in a safe and efficient manner.
  52. Direct and assist department personnel in operating and caring for equipment used in daily work assignments.
  53. Ensure that all assigned vehicles machinery equipment tools and supplies are accounted for secured and used correctly.
  54. Ensure that department personnel maintain accurate and complete time sheets.
  55. Direct department personnel as necessary in assisting other maintenance areas with work requests as assigned.
  56. Occasionally operate bucket trucks scissor lifts course of day-to-day work assignments.
  57. Direct department personnel as necessary in assisting with snow removal including operating snow plows tractors etc.
  58. Respond to emergency situations during and after hours as requested for the purpose of resolving immediate safety concerns.
  59. Demonstrate professional image through appearance language and work ethic.
  60. Perform other duties as assigned.

Term of Employment: Twelve (12) months

Evaluation: Performance of this position will be evaluated in accordance with provisions of the board policy on evaluation of Classified Personnel.
