Role Overview

We are seeking a commercially driven Business Development Manager to identify evaluate and secure land acquisition and joint development (JD/JV) opportunities across Chennai and its surrounding growth corridors.
This role requires a strong blend of relationship management negotiation expertise and financial feasibility analysis including cost evaluation revenue forecasting and profitability assessment.

Key Responsibilities Land Acquisition & Deal Sourcing
  • Identify and source potential land parcels for joint development or outright acquisition

  • Build and maintain strong relationships with landowners brokers consultants and channel partners

  • Generate off-market opportunities through networking and strategic outreach

  • Conduct initial feasibility assessments including location potential zoning norms and development scope

Joint Development & Partnership Structuring
  • Lead negotiations with landowners for Joint Development Agreements (JDA) and JV structures

  • Present company credentials and structure mutually beneficial partnerships

  • Work closely with Directors to align opportunities with overall growth strategy

  • Coordinate with internal teams for feasibility studies financial evaluation and risk assessment

Financial Feasibility & Project Analysis
  • Prepare detailed feasibility studies including saleable area and development potential

  • Estimate construction costs and total project expenses

  • Develop revenue projections based on prevailing market prices

  • Evaluate project profitability margins and risks prior to deal closure

  • Coordinate with finance and project teams for advanced financial modeling

Market Intelligence & Strategic Planning
  • Monitor real estate trends FSI norms zoning regulations and micro-market developments

  • Identify emerging high-potential locations within Chennai and surrounding regions

  • Provide strategic recommendations for land banking and expansion

Coordination & Due Diligence
  • Work closely with legal finance engineering and project teams during evaluations

  • Support due diligence processes and documentation management

  • Maintain structured opportunity pipelines and management reports

Required Qualifications & Skills
  • 5 10 years of experience in real estate business development land acquisition or JV sourcing

  • Strong expertise in feasibility analysis costing revenue modeling and profitability evaluation

  • Excellent negotiation communication and stakeholder management skills

  • In-depth understanding of Chennai real estate markets and development regulations

  • Ability to independently assess the commercial viability of projects

Preferred Profile
  • Prior experience with reputed real estate developers or construction firms

  • Proven track record of closing land acquisition or joint development deals

  • Experience preparing feasibility reports deal notes or investor presentations
