Industrial Property Manager About the Job:

We are seeking an experienced and highly driven Industrial Property Manager to oversee and elevate the performance of a nationwide portfolio of industrial assets. This is a high-impact leadership role responsible for day-to-day property operations capital projects tenant relations compliance and financial performance.

Key Responsibilities:

Property Management & Operations

Oversee daily operations of a nationwide portfolio of industrial properties
Ensure facilities are well-maintained and compliant with safety fire environmental and zoning regulations
Conduct regular inspections (CAM and Triple Net properties) to identify maintenance needs and implement corrective actions
Build and maintain strong tenant relationships proactively addressing concerns and ensuring high service standards
Manage vendor and contractor performance to ensure timely cost-effective delivery of services

Project Management

Lead capital improvements renovations and large-scale repair projects from initiation through completion
Manage project budgets timelines resources and regulatory compliance
Coordinate contractors vendors and internal teams to ensure efficient execution
Track milestones conduct site visits and provide detailed progress reports to senior leadership

Maintenance & Technical Oversight

Develop and implement preventative maintenance programs for HVAC plumbing electrical and building systems
Oversee hands-on maintenance activities to ensure adherence to safety and industry standards
Manage emergency repairs and ensure rapid resolution to minimize tenant disruption
Continuously evaluate building systems to identify opportunities for efficiency and cost savings

Compliance & Risk Management

Ensure properties meet all local state and federal regulations
Oversee risk mitigation practices and insurance compliance
Review and manage vendor contracts to ensure alignment with company policies and regulatory standards

Administrative & Financial Leadership

Utilize property management software to track workflows maintenance requests and reporting
Prepare regular reports on operations financial performance property conditions and project updates
Manage budgets and operating expenses identifying cost-saving opportunities
Maintain organized and up-to-date records of leases contracts and maintenance documentation

What Were Looking For:

Experience & Qualifications

Minimum 5 years of experience in industrial property management facilities management or commercial real estate
Demonstrated experience managing multi-site portfolios across multiple regions or states
Strong project management experience overseeing capital improvements and major repairs
Solid understanding of industrial building systems and maintenance best practices
Proven ability to execute projects on time and within budget
Detail-oriented process-driven and disciplined in planning and execution

Financial Acumen

Experience with budgeting financial reporting and expense management
Proficiency in Excel with the ability to analyze property performance and control costs

Communication & Leadership Skills

Excellent interpersonal and professional communication skills
Strong negotiation and conflict resolution capabilities
Ability to produce clear concise reports and executive-level updates
Confident working with tenants vendors contractors and senior leadership

Technical Proficiency

Experience with property management systems such as Yardi MRI or similar platforms
Strong Microsoft Office skills
Ability to manage multiple projects and priorities simultaneously

Travel Requirements

Periodic travel to properties nationwide including occasional overnight stays
Ability to effectively manage assets remotely using digital tools and communication platforms
