Who You Are: You are an experienced construction and land development leader who excels at building training and overseeing project management and procurement teams while delivering residential projects on time and within budget. You bring a strong background in construction management procurement design permitting and land development with the ability to oversee schedules budgets contracts consultants and vendors using tools such as Procore Smartsheet and Microsoft Office. You collaborate closely with leadership and cross-functional departments to advance organizational and strategic goals communicate project status clearly and manage both departmental and project-level budgets. You are a confident and experienced people leader who provides coaching performance feedback and the resources team members need to succeed while fostering cohesion between field and office staff. Reporting to the Vice President of Real Estate Development youll work to apply strong analytical negotiation and risk-management skills to procurement value engineering land acquisition and development decisions and you are known for your organization attention to detail calm communication style and ability to manage multiple priorities in a mission-driven environment. This role is responsible for the oversight and support of a team of 3-5 project management team members. Youll be responsible for: Leadership of Project Delivery 30% - Accountable for all projects in Planning Land Development feasibility and Design and Permitting Phases. Shared accountability with Director of Construction for projects in site development and active build phase through certificates of completion.
- Hire lead and train Construction Project Managers (PMs) and Project Engineers (PEs) ensuring they have the tools and skills for success.
- Assign work and oversee PM and PE tasks monitoring schedules budgets and compliance through established tools and systems.
- Identify areas of risk schedule and budget variances delays and collaborate with teams to implement corrective actions.
- Ensure the PMs and PEs maintain accurate project files and follow procurement process and policies.
- Collaborate with the procurement and project management teams to execute a thorough buyout process before construction; ensuring resources costs and scopes are clearly defined to prevent budget overruns and delays.
- Maintain and enforce Procurement Policies and promote a culture of long-term cost savings
- Develop innovative cost-effective procurement strategies for construction projects and departmental needs.
- Develops and maintains financial proformas tracks budgets
- Assisting project team as needed with building initial project cost estimates and schedules
- Manage team performance through setting expectations and providing regular feedback and coaching.
- Partner with Department leaders on initiatives and efforts to increase employee engagement job satisfaction and retention.
Vendor Management 20% - Collaborating with Habitat for Humanity International (HFHI) and the HFHPRs Resource Development team on Gift-in-Kind outreach for donations from manufacturers and suppliers
- Sourcing and engaging reliable suppliers and vendors based on project requirements
- Building and maintaining long-term relationships with vendors and suppliers; includes negotiating contracts terms and schedules
- Working with the project team to capture lessons learned and performance review of working with specific vendors
Project Development 20% - With Director of Construction develop manage and enforce Habitat for Humanity Portland Region (HFHPR) design standards in alignment with Habitat for Humanity International (HFHI) standards. Manage the standardization of materials and products across the project development portfolio.
- Directly manage projects through pre-concept land-use zoning and permitting processes. Collaborate with internal and external stakeholders to ensure projects have documented agreements on planned execution (i.e. phasing logistics and impacts on construction and home sales.)
- Oversee procurement selection contracting and management of architects consultants engineers and other specialistsduring the design phase ensuring timely permit issuance.
- Collaborate with internal departments to plan communities that meet homebuyer needs support sustainable HOA structures and uphold design and build standards.
- Review proposed drawings sets with project teams and provide feedback to ensure compliance with specifications and regulations.
- Ensure successful transition of projects to the delivery team: PMs and Construction site staff and continue oversight with Director of Construction throughout completion.
Land Bank Management10% - Performing land due diligence in consultation with the VP to include contracting with consultants and engineers as needed for early assessment and feasibility studies.
- Utilizing Microsoft Excel and/or Smartsheet to create detailed financial models for potential acquisitions
- Developing and analyzing land proformas and homebuilding proformas
- Analyzing asset dispositions and management strategies to optimize land holdingsto support the VP in land-related decision-making.
- Working with the VP to review potential land opportunities as they come in as well as occasionally taking proactive steps to search for properties so that the organization is properly banking the appropriate amount and type of properties for future projects.
- Developing recommendations to the VP and potentially the rest of the Leadership Team on whether to hold re-plan or develop specific land assets
- Managing the maintenance of undeveloped propertiesin land bank
Organizational Leadership Collaboration and Engagement 20% - Coordinate presentations and share project information with public entities and community organizations building and maintaining strong relationships with government representatives.
- Partner with PMs Directors and site staff to support proactive community engagement and maintain positive relations with neighbors especially those adjacent to development sites.
- Address neighborhood concerns promptly and respectfully to foster trust and goodwill.
- Attend special events occasionally on weekends early mornings or evening hours to engage with community members donors volunteers government entities or other partners.
- Maintain close communication with department Directors to align organizational goals and initiatives that span multiple departments/teams.
- Collaborate with the Director of Construction to ensure team cohesion between site staff and in-office staff and ensure projects meet timelines and budgets.
- Collaborate on projects that advance the annual plan and strategic plans.
- Establish and use key performance indicators (KPIs) to measure project success. Prepare regular performance reports for Leadership and Board of Directors.
- Partner with VP and finance to manage the annual departmental budget including operational costs and construction project costs.
- Collaborate with government and finance departments to structure financing for new land acquisitions

To be successful in this role you have**: - 6 years of progressive experience; 3 of which is direct or leadership experience. (Or 4 years of progressive experience 2 of which is direct and relevant bachelors degree in Construction Management Real Estate Real Estate Development Architecture Engineering Urban Planning or Business Administration)
