Responsibilities

As the Director of Capital Projects with Hines you will act as the Owners representative managing a portfolio of infrastructure improvement projects across the North American region while adhering to the project schedule budget and ownership requirements. You will manage a team of Construction Managers and Assistant Construction Managers and coordinate with Hines support personnel. Responsibilities include but are not limited to:

  • Prepare annual Capital Improvement Plan documentation for all sites within the portfolio.
  • Serve as the primary point of contact for client requests as it related to ongoing upcoming and unplanned capital project endeavors.
  • Prepare bi-weekly and as-needed construction updates for ownership.
  • Manage and develop Construction Managers as needed.
  • Monitor and review contractors work as it relates to budget schedule and owners program.
  • Direct activities of architects/engineers in the development of preconstruction drawings and construction administration activities.
  • With the assistance of Construction Managers coordinate and facilitate general construction activities.
  • Prepare and monitor cost estimates budget updates change order reports as requested by the client.
  • With the assistance of Construction Managers review working drawings ensuring compliance with Hines and Ownership Standards and Basis of Design.
  • With the assistance of Construction Managers administer change order procedures and contractor progress payments.
  • With the assistance of Construction Managers maintain and monitor the progress of punch lists.
  • Assist Owner in space planning budget preparation material selection cost estimating construction contracts and cost monitoring.
  • Encourage a safe working environment and reviews all required OSHA and Workers Compensation safety and accident reports with the General Contractor.

Qualifications

Minimum Requirements include:

  • Bachelors degree preferably in construction science engineering or related field.
  • Ten or more years construction and engineering related experience with minimum of two of the years being in a management role. MEP Systems and Facility Management Experience is a plus.
  • Work within governance-intensive approval model including project management software platforms such as PM Web.
  • Demonstrate understanding and successful application of general construction terminology and processes.
  • Read and interpret construction related manuals research/instructional reports safety rules and methods and procedures in mechanical drawing and layout work.
  • Read and interpret detailed construction drawings and specifications and communicate findings with team.
  • Negotiate and interpret the intent of contract documents and mediate disputes as needed.
  • Analyze and interpret various types of data in order to draw conclusions and solve problems.
  • Interact with employees visitors and contractors with poise and diplomacy.
  • Maintain a calm demeanor in emergencies.
  • Compose business letters expositions summaries and reports using proper format punctuation grammar diction and style.
  • Speak before an audience with confidence using appropriate communication skills/style.
  • Demonstrate strong initiative.
  • Establish and maintain a cooperative working atmosphere among staff and contractors.
  • Exchange ideas information and opinions with others to formulate policies and programs and/or arrive jointly at decisions conclusions or solutions.
  • Perform numerical and financial calculations including calculating surfaces volumes weights and measures.
  • Demonstrate proficiency in Microsoft Office software.
  • Work indoors approximately 85% of the time and outdoors 15% of the time.
  • Use olfactory auditory and visual senses to inspect buildings/constructions sites and detect emergency alarms.
  • Ability to climb up and down stairs ride temporary construction hoists access restrictive openings and perform punch lists and emergency procedures.
  • Ability to lift up to 25lbs.
  • Ability to transfer locations and work overtime as business needs deem appropriate.
  • Though occurrences are rare be accessible 24 hours a day in case of an emergency.
