The Asset Manager is responsible for optimizing the value and performance of a segment of Pilots real estate portfolio. This role involves a wide range of activities aimed at maximizing returns ensuring compliance and coordinating various aspects of property operations reporting to the Senior Manager of Property Management.
- Oversee environmental compliance for assigned properties.
- Identify and implement strategies for site-level revenue maximizing.
- Participate in property valuation assessments.
- Manage and ensure the payment of property taxes including appeals processes.
- Handle and track insurance certificates for properties.
- Review and manage site financials including rent roll.
- Coordinate FEP (Facilities Engineering and Planning) and maintenance activities.
- Address and resolve boundary disputes.
- Manage association maintenance including collecting/paying dues where necessary.
- Oversee surplus properties within the portfolio.
- Ensure compliance and resolution of notices of violation.
- Track franchise standards and requirements in collaboration with relevant teams.
- Assist with Real Estate Joint Venture (RE JV) management in a collaborative capacity.
- Contribute to strategic resource planning including evaluating lease vs. purchase options and facilitating discussions on the highest and best use of property.
Qualifications :
- Bachelors degree required
- Proven experience in real estate asset management or related property management roles.
- Strong analytical skills with the ability to manage financial and operational data related to properties.
- Excellent organizational and problem-solving abilities.
- Experience in coordinating with various internal and external stakeholders.
