Job Summary

Operations & Maintenance:

. Oversee the daily operations of all building systems including HVAC electrical plumbing life safety and security.

. Develop and implement a preventive maintenance program to minimize downtime and extend the life of equipment.

. Manage and coordinate all repairs renovations and refurbishment projects.

. Ensure the facility is clean well-maintained and presents a professional image.

Vendor & Contract Management:

. Source negotiate with and manage contracts for external vendors including janitorial security landscaping and

maintenance services.

Monitor vendor performance to ensure service level agreements (SLAs) are met.

. Manage the facility budget and control expenses related to utilities supplies and services.

Health Safety & Compliance:

. Ensure the facility complies with all local state and federal health safety and environmental regulations (e.g. OSHA Fire

Codes).

. Conduct regular facility inspections and risk assessments.

. Act as the primary point of contact for emergency preparedness and response including creating and implementing emergency procedures.

Manage waste disposal and recycling programs.

Space Management & Projects:

. Plan and coordinate office moves additions and changes to the workspace (office ergonomics).

. Assist in managing space allocation and layout planning to maximize efficiency.

Oversee small to medium-scale construction and renovation projects on time and within budget.

Required:

. Bachelors degree in Facility Management Engineering Business Administration or a related field.

Proven experience of e.g. 5 years in facility management or a similar role.

Strong knowledge of building systems operations and maintenance.

. Excellent understanding of workplace health safety and environmental regulations.

. Proven experience in budget management and financial acumen.

. Superb vendor and contract management skills.

Excellent problem-solving organizational and multitasking abilities.

. Strong communication and interpersonal skills.

. Fluent in both Japanese and English.
