Position Description:
The Assistant Construction Manager (ACM) is the Companys management representative and is responsible for the safe completion of his/her projects within budget on schedule to the companys quality standards and to the customers satisfaction. It is his or her responsibility to initiate required action to achieve these objectives and to ensure all project activities are consistent with contract documents and the Companys policies. The ACMs duties will vary as required to support the project team.
Position Qualifications:
- Degree in Construction Management Engineering or Business preferred.
- Professional accreditations desirable.
- 7 years experience in construction related field required.
- Must possess a valid drivers license.
- Excellent working knowledge of construction methods facilities operations and building systems.
- Familiarity with strategic planning.
- Ability to work collaboratively in mobile work environment.
- Software proficiency in MS Office 365 (Excel Project Word SharePoint) and Adobe Suite) and report writing applications.
- Effective written and verbal communication skills.
- Ability to function as part of a high-performance team.
Essential Duties:
- Responsibility to ensure safety is properly incorporated into job planning and execution; promote accountability among staff members and subcontractors as it relates to the project safety policies; and enforce these policies by actively participating in all safety-related functions.
- Pre-job Planning and Mobilization.
- Purchasing Responsibility.
- Scheduling.
- Customer/Owner Relations - Regularly visit with the customer and Architect/Engineer and probe for problems which may not be obvious to jobsite personnel. Maintain open communications.
- Submittals Ensure Project Coordinators have the knowledge ability and workload to properly review and process submittals in a timely manner. This includes having a Submittal Transmittal and Delivery Log to accurately track the submittals.
- Expediting of vendors and subcontractors.
- Progress Payments from Owner and to Subcontractors.
- Change Orders and Change Estimates.
- Cost Reports - Weekly and monthly review of job cost reports and preparation of monthly analysis.
- Carefully analyze cost and schedule problems and initiate alternatives which will cause a course correction.
- Quality Control and Commissioning - Ensure the Quality Control Plan is set up for the project; set the tone for enforcing the quality standards for the project by attending and participating in the buyout and pre-mobilization meetings; and be alert to a deviation from our quality standards and ensure proper corrective action is initiated. Also implement the Commissioning Manual to ensure a properly function building.
- Personnel evaluation development and retention.
- Recruiting of salaried personnel.
- Remain current with industry best practices and new technology.
- Other responsibilities as assigned by the Regional Construction Manager or as required by the project team.
Physical Work Classification & Demands:
- Heavy Work. Exerting up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently and/or up to 20 pounds of force constantly to move objects.
- The individual in this position will periodically walk kneel sit crouch reach stoop read/see speak push pull lift stand and finger/type. The frequency of each action varies by workflow and field activity.
- Walking - The person in this position needs to frequently move about the jobsite.
- Sometimes operates a computer or tablet and other office machinery such as a calculator and phone.
- The person in this position frequently communicates with employees and external stakeholders regarding a variety of topics related to office and field administration.
- Constantly reads written communications and views mail submissions. Will also need to read blueprints and take/verify field measurements.
- Climbing Ascending or descending ladders stairs scaffolding and ramps at various heights.
- Balancing Ability to maintain body equilibrium to prevent falling and to walk stand or crouch.
- Stooping Bending the body downward and forward by the spine at the waist.
- Reaching Extending hand(s) and arm(s) in any direction for various lengths of time.
- Grasping Needs to apply pressure to an object with fingers and palm regularly.
- Visual acuity and ability to operate a vehicle as certified and appropriate.
- Occasionally exposed to high and low temperatures.
