Job Summary
Grosvenors purpose is to deliver lasting commercial and social benefit.This roleis situatedwithin Grosvenors London Estate team. This teamis responsible formanaging Grosvenors 5 billion Central London mixed-use portfoliowhich ispivotalindriving both the performance and growth ofthe overall business.
Therole will manage our North Mayfair retailportfolio whichpredominantlycomprisesretail andfood & beveragesectors with a balance of residential hotel and officeexposureas well.
The role willberesponsible forexecuting our strategy for the districtpositioningtheareaas apreferred destinationfor our target occupiers.Asset Manager roles at Grosvenor arenotablybroadcovering responsibilitiesfora wide-range ofactivities whichinclude:drivingportfolioincomeby leveragingstrong asset managementexpertiseincludingleasing and L&T transactionsmanaging development projectsto create valuemanaging the P&Lof the portfolioon a day-to-day basisandliasingclosely withour internal property management team to ensure excellent customer service is offered.
Key Responsibilities
- Responsible forsetting a 10-yearportfoliobusinessplanfor the portfolio todeliverthe required targetcommercial returns.
- Drivingportfolio income by managingasset managementactivities includingleasinglease and re-gear transactionsand managingrent-reviews.
- On an annual basis settinga budget for the portfolio and on an ongoing basis managingthe profit-and-loss account for the portfolio. This will involvere-forecasting on a quarterly basis andreporting monthly on progress highlighting key risks andopportunitiesandexplaining any variances to plan.
- Own thedevelopment pipelinefor the portfoliobeing responsible foridentificationplanningand deliveryof each project.
- Workclosely with the internal property management team to manage cost and deliver excellent customer service.
- Prepare robust appraisals for investment development and asset management activity and prepare balancedwrittenrecommendations toobtain necessary approvals for eachopportunity.
- Beresponsible forensuringportfoliodata isaccurateand used as a powerful tool in decision making understandingthe drivers of performance.
- Act as client toour public realm teams to ensure we create attractive destinations for our visitors shoppers and workers.
- Champion sustainability across the portfolio assets both directly and indirectly; directly throughinfluencing tenants to align to our sustainability ambitions through leases and in partnership with theinternal property managementteam to deliverourambitiousretrofit plan.
- Be an ambassador for Grosvenor ensuring wemaintainand enhance our long-term reputation with the local community.Identifyand engage actively with alloccupiersto achieve the portfolios commercialobjectives.
- Understand future trends of theretail and F&B market and widerpropertysector.Demonstrate a good grasp ofoccupier needs andhow that could and should influence ouroccupiermix landlord offer and property specification. Work closely with the other members of the portfolio team to share knowledge ensuring the best outcomes for the portfolio.
Key Requirements
- Track recordof extensive propertyasset managementexperiencewith evidence of creating valuethrough investmentdevelopmentand asset management activity.
- Skilled in negotiation.
- An ability to create and nurture relationships withoccupiers.
- Proven capabilityto sourceunderwriteand execute investment transactions andassiston larger complexdeals andprojects.
- Strong commercial acumen:
- Ability todriverevenue growth create valuecontrolcostandmanage budgets and business plans
- Ability toreport accuratelyon the performance of the portfolioagainst in-year budget and10-yearbusiness plan.
- Strong financial acumen ability to understand cash flows business plans valuations.
- Ability to multi-task andmanage avaried workload.
