Job Description

ESSENTIAL JOB DUTIES:

  • Assisting the Regional Property Manager with the overall operations of the building.

  • Ensuring the smooth running of our community in a fast-paced environment.

  • Overseeingalloperationsincludingmaintenancecapitalimprovementsleaseadministration budgetingforecastingreportingcollectionsevictionsvacancyanticipationmarketinglease renewals service contracts expense control audits etc.

  • Providingsuperior customer service and communication to our residents and prospects to

enhancecustomer satisfaction andincreaserenewals revenue reputation and profitability.

  • Completelease/renewalpaperworktoensurecompletiontocompanystandards.

  • Trackandevaluateadvertisingandallclienttraffic.

  • LeadingbyexampleInstillingmaintainingandmodelingtheCushman & Wakefieldmission

tobethebest national management company.

  • Superviseday-to-dayoperationsofentireon-siteteamensuringthatallCushman & Wakefieldpoliciesand procedures are being followed.

  • Maintaineffectiveon-sitestaffthroughinterviewinghiringandcoachingteamasnecessary.

  • Maintainresidentsfilesinaccordancewithcompanysstandards.

  • Maintainapositivelivingenvironmentforcommunityresidentsthroughpromptconflict resolution

and consistent follow-up.

  • Manageandmaintainallaspectsofoverallcommunitybudgetandfinances.

  • Workwithleasingstafftoensurethatleasing/marketinggoalsarebeingmet.

COMPETENCIES:

  • Effective communication and customer service skills

  • Computer literate including Microsoft Office Suite and internet navigation skills

  • General office bookkeeping and sales skills and excellent oral and written communication skills

  • Determineleasing opportunitiesofstaff and work on goal setting; improving the performance of each staff member.

  • Supervise day-to-day operations ofteam ensuring that all C&W policies and procedures arebeing followed.

  • Work with leasing staff to ensure that leasing/marketing goals arebeing met.

  • Be able to manage a team

  • Perform any other related duties asor assigned.

IMPORTANTEDUCATION

  • Bachelors Degree preferred

  • High School Diploma GED Technical or Vocational school

IMPORTANT EXPERIENCE

  • 3 yearsof Property Management experience

  • 1 years of Management experience

WORK ENVIRONMENT

This joboperatesin a professional office environment. This role routinely uses standard office equipment such as computers phones photocopiers filingcabinetsand fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases ladders and/or step stools and may beto travel outside between buildings in varying outdoor weather conditions.The employee may also be regularlyto remain in a stationary position (sit or stand) for 85% of the time;regularlyoperateoffice machinery.

The company will not pay less than minimum wage for this role.


The compensation for the position is: $32.30 - $38.00
