Facility Manager

Location: GM facility in Kansas City Kansas

Compensation: 85-% target bonus

Job Summary

Lead comprehensive facility operations including maintenance housekeeping and materials management departments. Ensure safe machinery operation exceptional tenant service and client satisfaction while managing multi-shift operations contractor oversight and preventative maintenance programs to optimize building performance.

Key Responsibilities

Operations Leadership

  • Oversee daily administration of maintenance housekeeping and materials management departments
  • Supervise facility operations across three shifts five days per week
  • Lead staff to deliver expected service levels within prescribed budgets
  • Manage work assignments for technicians vendors and contractors

Client Relations & Service

  • Ensure client satisfaction through seamless facility management interface
  • Interface with property occupants and resolve site issues
  • Complete facilities reports accurately and on time per client policies
  • Manage client expectations through responsive leadership

Financial Management

  • Prepare operating budgets monthly forecasts and variance reports
  • Recommend capital improvements and manage financial control
  • Accomplish Key Performance Indicators per client agreements
  • Oversee monthly quarterly and annual reporting requirements

Maintenance & Systems

  • Implement comprehensive preventative maintenance program
  • Ensure building systems meet or exceed rated uptime expectations
  • Perform daily facility inspections and coordinate projects
  • Develop complete knowledge of all building machinery and systems

Team Development & Safety

  • Coach direct reports to achieve performance objectives
  • Implement safety programs and hazard control practices
  • Coordinate training and pursue team capability improvements
  • Ensure compliance with JLL and client audit standards

Required Qualifications

Experience & Leadership

  • 6 years industry experience in corporate third-party or consulting environments
  • Strong leadership and management skills with technical and administrative staff oversight
  • Proven record of excellent internal and external customer service
  • Demonstrated ability to build successful stakeholder relationships

Technical & Communication Skills

  • Strong interpersonal communication and presentation skills
  • Proficient in MS Office Suite (Excel PowerPoint Outlook)
  • Computer proficiency in CMMS systems
  • Strong problem-solving and analytical abilities

Business & Administrative

  • Knowledge of standard business and accounting practices
  • Understanding of compliance requirements and regulatory standards
  • Budget management and financial reporting experience
  • Available for emergency call-in situations

Preferred Qualifications

  • Bachelors degree in Facilities Management Engineering or related field
  • Facilities management certification (CFM FMP SFP)
  • Knowledge of real estate telecommunications and building systems
  • Project management certification or experience
  • Experience with Building Automation Systems and energy management
  • Advanced CMMS platform experience (Maximo ServiceNow)
  • Multi-site or portfolio management background
  • Union workforce management experience

Working Conditions

Position requires managing operations in various building environments with potential exposure to mechanical systems and emergency situations. Must be available for after-hours emergency response and able to perform site inspections throughout facilities.
