Description
This position is responsible for the preventative maintenance of city facilities and providing support for the construction repair and maintenance of city facilities.
Major Duties
- Performs preventative maintenance on HVAC units and ice machines; replaces filters replaces worn belts checks amp draw inspects and greases motors cleans coils; inspects and cleans condensate lines and repairs or replaces condensate lines and/or pans.
- Assists with the renovation and remodeling of existing structures to include demolition framing drywalling painting installation of ceiling and flooring and installation of windows and doors.
- Conducts weekly tests on emergency generators; checks fluids checks belts and electrical systems and refuels as needed; performs test runs.
- Assists with a variety of facilities maintenance tasks; replaces A/C units; replaces light fixtures; assembles and tears-down scaffolding; installs wire and conduit; makes plumbing repairs.
- Performs preventative maintenance on chillers cleans coils and dries-out basins.
- Assists in new construction to include the framing and laying out buildings installing decking roofing drywall doors and windows etc.
- Assists with woodworking construction to include building desks tables bookshelves cabinets signs etc.
- Primes paints seals and waterproofs surfaces of existing structures both interior and exterior surfaces pressure washes sidewalks decks walls etc.
- Obtains quotes in accordance with state bid laws and city procedures; orders filters belts and other supplies as needed.
- Performs plumbing HVAC and electrical repairs as needed; unclogs floors drains replaces window A/C units replaces and installs ice machines inspects buildings for leaks cleans roofs roof drains and gutters.
- Documents time and tasks on daily log processes and completes work orders; adds time and materials to each assignment.
KNOWLEDGE SKILLS AND ABILITIES REQUIRED BY THE POSITION
- Knowledge of electrical HVAC plumbing and generator system repair and maintenance principles.
- Knowledge of building maintenance principles and practices.
- Knowledge of wood masonry and metal construction.
- Knowledge of building codes and ADA requirements.
- Knowledge of occupational hazards and safety guidelines.
- Knowledge of bid laws and purchasing guidelines.
- Knowledge of computers and job-related software programs.
- Skill in the repair and maintenance of a variety of building systems.
- Skill in reading and interpreting drawings diagrams schematics and blueprints.
- Skill in the use of hand and power tools.
- Skill in problem solving.
- Skill in interpersonal relations.
- Skill in the safe operation of motor vehicles.
SUPERVISORY CONTROLS
The Facilities Supervisor or Facilities Manager assign work in terms of somewhat general instructions. The supervisor spot-checks completed work for compliance with instructions and established procedures accuracy and the nature and propriety of the results.
GUIDELINES
Guidelines include building codes ADA requirements contract specifications OSHA guidelines and city and department policies and procedures. These guidelines are generally clear and specific but may require interpretation in application.
COMPLEXITY/SCOPE OF WORK
- The work consists of related maintenance duties. The variety of tasks to be performed contributes to the complexity of the work.
- The purpose of this position is to participate in the maintenance and repair of city facilities. Successful performance in this position contributes to the efficient and effective maintenance of those facilities.

- Contacts are typically to give or exchange information resolve problems and provide services.
PHYSICAL DEMANDS/ WORK ENVIRONMENT
- The work is typically performed while standing walking bending crouching or stooping. The employee frequently lifts light and heavy objects climbs ladders uses tools or equipment requiring a high degree of dexterity distinguishes between shades of color and utilizes the sense of smell.
- The work is typically performed in an office stockroom warehouse and outdoors occasionally in cold or inclement weather. The employee may be exposed to noise dust dirt grease and machinery with moving parts. Work requires the use of protective devices such as masks goggles gloves etc.
SUPERVISORY AND MANAGEMENT RESPONSIBILITY
None.
Minimum Qualifications
- Graduation from a standard senior-high school or GED equivalent as recognized by the United States Department of Education (USDE) or council on Higher Education Accreditation (CHEA); and
- Six (6) months recent experience in construction and remodeling/repairing and/or HVAC preventive maintenance electrical or plumbing maintenance and/or repair; and
- Six (6) months recent experience using word processing software (ex. Microsoft Word).
OR
- Graduation from an accredited* College University or High School Vocational Program with a degree or certification in Electrical Theory Electrical Technology HVAC Construction Electrical Plumbing or closely related field.
- Six (6) months recent experience using software to enter labor and materials for work orders (ex. Central Square) preferred.
*An accredited agency is recognized by the US Department of Education (USDE) or the Council for Higher Education Accreditation (CHEA).
NECESSARY SPECIAL REQUIREMENTS
- Possession of a valid drivers license and acceptable driving record. (PBA 9/10/01)
