Job Summary

You have agreed to accept the responsibility for providing proper care and service to persons who depend on others for care. This means you agree to follow the guidelines of this living center as you perform your duties and fulfill your responsibilities.

Purpose of the position: The maintenanceAssistant is responsible under the direction of the Maintenance Supervisor for maintaining buildings and grounds.

Qualifications:Experience in maintenance of apartment or senior care health care or other residential/institutional properties ability to read write and carry out directions and maturity and ability to deal effectively with the demands of the job. Ability to prepare walls and surfaces and paint neatly. Ability to operate carpet and upholstery cleaning equipment. Self-starter able to work with minimal supervision. Ability to work from a list. Ability to identify problems and report concerns to supervisor. Experience with senior population helpful. Ability to work with frail elderly or elderly with dementia. Must be able to pass the state-mandated criminal background screening and random drug testing.

Essential Functions:

  • 1. Routine maintenance will be scheduled by the Maintenance Technician in conjunction with the Administrator to assure all equipment and systems are full operational.
  • 2. Repair work performed upon completion of a written work/repair order. Work orders are to be completed as soon as possible after being received by the Maintenance department and with the exception of emergencies or potentially hazardous situations in the order in which they are received: emergencies and potentially hazardous situations will receive top the event parts need to be ordered or any other cause of delay the resident concerned or department supervisor concerned shall be notified of the reason for the delay and estimated time of completion. (See Work Order Procedure)
  • 3. Painting of vacant apartments as directed by the Maintenance supervisor.
  • 4. Carpet cleaning in resident apartments and general community areas as directed
  • 5. Upholstery cleaning as directed
  • 6. Responsible for weeding flower beds.
  • 7. Responsible for assure that driveway curbs are properly marked before snow plowing season Proper use and maintenance of equipment.
  • 8. Responsible for assure exits are clear of snow and ice in winter and that salt is properly applied and removed to prevent slip and fall accidents.
  • 9. Responsible for maintenance of fountains in the ponds where applicable.
  • 10. Will assure gates are secure around the specialty care courtyard.
  • 11. Will assure patio furniture is maintained and properly stored.
  • 12. Will routinely inspect the exterior of the building- including all sidewalks and parking areas and take appropriate action to assure optimal condition is maintained.
  • 13. Serve as staff liaison for mens club
  • 14. Other duties as assigned or as may be necessary to assure that the goals and objectives of this living center are fulfilled.

General Responsibilities:

  • 1. Be a goodwill ambassador for this living center
  • 2. Comply with Life Safety policies and periodic drills
  • 3. Participate in training opportunities
  • 4. Report safety and health hazards to the Maintenance Supervisor
  • 5. Work cooperatively with others on the same shift and across shifts
  • 6. Report to work as scheduled
  • 7. Treat all residents with dignity and respect
  • 8. Observe residents for any change in condition (physical emotional cognitive or behavioral)
  • 9. Communicate any change in condition to the Shift Supervisor
  • 10. Comply with infection control protocols
  • 11. Compliance with all Resident Rights including confidentiality
  • 12. Compliance with the guidelines stated in the Employee Handbook

Code of Conduct:

  • Compliance with the code of conduct included in the Employee Handbook

Physical & Mental Requirements:

  • 1. Able to lift up to 100#
  • 2. Able to stand bend twist turn stoop squat sit kneel pull push and walk long distances on hard surfaces wading in ponds; working in attics; working outdoors for extended periods of time in all weather conditions: Hot cold snow ice rain humidity etc.
  • 3. Ability to climb ladders to 16 ft. and work in high spaces including the roof up to an 8 pitch; ability to work in close quarters such as the ceiling crawl spaces.
  • 4. Able to perform physically repetitive work.
  • 5. Able to tolerate exposure to cold and hot temperatures.
  • 6. Able to work with strong smells and chemicals
  • 7. Able to operate equipment such as a vacuum cleaner carpet cleaner snow blower etc.
  • 8. Ability to move furniture and boxes
  • 9. Ability to communicate verbally and in writing with residents co-workers supervisors and outside service providers.
  • 10. Ability to comprehend written and verbal instructions in English to read labels work orders
  • 11. Emotional stability to appropriately handle resident care needs including chronic illness challenging behaviors dementia-related issues and death of residents.

Compensation & Benefits:

  • Hourly wage and benefits as stated in the Employee Handbook.
  • Eligible for 2% increase after 90 days of employment and merit increase annually based on supervisors written evaluation of performance.
  • Completion of 12 Independent Studies per year will increase the rate of the annual wage increase.

Part Time Position - 24 hours per week

Pay Scale: $18.00 - $20.00 per hour
