The Role

As the Furano Property Supervisor your role is to oversee and manage all aspects of property and asset management maintenance and upkeep for all Rhythm-owned and managed properties in Furano.

You must be able to communicate in basic Japanese.

Key Responsibilities and Duties /

General Building Management /

• Conduct regular inspections maintenance and general upkeep of all properties throughout the year
  
• Handle land-related tasks such as snow removal grass cutting and landscaping
  
• Ensure utility services and insurances are correctly set up and maintained (water electricity gas kerosene internet etc.)
  
• Provide training to new property team members if hired
  
• Occasionally assist with special projects such as temporary building installation or land improvements
  
• Act as the primary contact for property owners and external contractors
  
• Support administrative tasks such as managing lease agreements payments insurance budgets and reporting property-related expenses
  
• Liaise with vendors such as plumbers electricians builders snow removal services and security companies
  
  
  

Staff Accommodation /

• Prepare all staff housing for winter and ensure they meet tenant needs (cleaning bedding furniture heating security garbage snow removal)
  
• Support acquisition of leased or owned accommodation
  
• Coordinate seasonal cleaning and inspections
  
• Assist with communications between tenants HR assistant and property team regarding support or repair requests
  
  
  

Vehicles /

• Support acquisition maintenance repair and insurance of company vehicles
  
• Coordinate with lease companies and ensure compliance (shaken) and that all vehicles are insured
  
• Assist in emergencies or accidents involving company vehicles
  
  
  

General Duties /

• Lead a small team of property and maintenance staff assign tasks manage scheduling approve timesheets and conduct performance reviews
  
• Proactively look for opportunities to reduce company costs
  
• When property work is not required assist with store or office tasks (especially important due to the small size of Furano store)
  
  
  

Clarification /

This role does not include management of building development or renovation projects. However you may be required to assist with sourcing contractors and basic communication or documentation. Refer to additional documentation as needed.
