Job Summary:
The Planning Manager will be responsible for project planning scheduling monitoringand reporting across luxury real estate developments. This role involves developing
project timelines coordinating with cross-functional teams tracking progress and identifying potential delays or cost overruns. The ideal candidate will bring deep technical expertise excellent foresight and a strong command of project management tools to ensure timely and cost-effective delivery of high-end residential and commercial projects.
Key Responsibilities:
Project Planning & Scheduling:
Prepare master project schedules using tools like Primavera (P6) or MS Project.
Define work breakdown structures (WBS) identify critical path activities and determine resource and cost requirements.
Coordinate with design engineering procurement execution and external consultants for baseline schedule preparation.
Progress Monitoring & Reporting:
Track project progress against baseline schedules; identify delays and recommend corrective actions.
Generate daily weekly and monthly project status reports for internal teams andsenior management.
Job Description
Conduct regular site visits and review meetings to validate physical progress and
ensure alignment with timelines.
Risk & Delay Management:
Identify and assess project risks delays and dependencies; prepare mitigation plans.
Support in EOT (Extension of Time) claims and variation management.
Maintain look-ahead schedules and track milestone achievement.
Coordination & Communication:
Liaise with site execution teams contractors and consultants for coordination of planning and execution activities.
Assist in procurement planning to ensure timely availability of materials and resources.
Provide planning inputs to support decision-making for design changes or contractor re-sequencing.
Cost & Resource Planning:
Coordinate with quantity surveyors and cost controllers for cash flow forecasts.
Track resource utilization productivity norms and prepare resource loadingplans.
Key Requirements:
Educational Qualification: B.E. in Civil Engineering (mandatory); certification in project management (PMP PMI-SP or Primavera) is a plus.
Experience: 10 15 years of project planning experience in luxury real estate or large-scale residential/commercial construction projects.
Domain Knowledge:
Job Description
o In-depth understanding of construction methodologies sequencing and local regulatory norms.
o Familiarity with RERA guidelines and project milestone planning.
Software Proficiency: Primavera P6 MS Project AutoCAD MS Excel and ERP systems.
Preferred Candidate Profile:
Proven experience in managing planning for high-rise luxury residential
developments in Mumbai.
Strong analytical organizational and problem-solving abilities.
Excellent communication and leadership skills to drive coordination among cross- functional teams.
