The BMS (Building Management Systems) Service Technician II is a technically skilled mid- to high-level field role responsible for the independent execution of BMS service projects. This includes troubleshooting installation integration programming and commissioning of building automation systems in commercial and mission-critical environments. The role requires a high degree of independence accountability and the ability to support fieldwork from both a technical and customer-facing perspective. This position is ideal for a technician who thrives in complex environments makes decisive field-level judgments and is comfortable taking ownership of tasks from start to finish.
Technical Service Work
- Independently troubleshoot connections to HVAC equipment and controllers identifying and resolving faults in control and monitoring systems.
- Execute full startup and commissioning of BMS service projects verifying sequences of operation are met and documented.
- Modify and enhance wire sheet logic and control programming as needed to optimize system performance.
- Perform field-level integration of building control systems (including Niagara and Distech platforms) and verify network/data integrity.
- Install and configure control system components such as sensors actuators and control panels with a thorough understanding of device function and application.
- Perform and guide commissioning processes including validation of field wiring sensor calibration and programming verification.
Engineering Task Coordination & Customer Interaction
- In collaboration with BMS Remote Support staff ensure a clear and accurate relationship between user-facing controls visuals and real-time data.
- Support efforts to maintain BMS graphical consistency across customer deployments and platforms.
- Provide live professional support in sensitive environments such as operational data centers.
- Communicate job status and technical updates to customers clearly and professionally.
- Lead or support customer training sessions focused on BMS operation and preventive maintenance strategies.
- Recommend necessary repairs or system improvements based on technical findings and customer needs.
Team Collaboration & Technical Support
- Support Service Engineers by executing defined field scopes and relaying real-time findings.
- Provide feedback to engineering teams to assist with redlines and updates for system drawings and as-built documentation.
- Mentor and guide junior technicians providing remote or on-site task support and troubleshooting direction.
- Demonstrate leadership in task delegation and prioritization during field activities.
MINIMUM QUALIFICATIONS
- 5 years of field experience in BMS building automation or HVAC controls.
- Demonstrated ability to independently commission troubleshoot and program control systems.
- Proficiency with Tridium/Niagara Distech or equivalent open-platform control systems.
- Strong understanding of HVAC systems control sequences and integration strategies.
- Ability to read and interpret mechanical drawings and control schematics.
- High level of independence in fieldwork problem-solving and decision-making.
- Proficient in editing and building wire sheet logic and control sequences.
- Strong documentation practices and attention to detail.
- Effective communicatorverbally and in writingwith both technical and non-technical audiences.
- Comfortable working in live occupied and potentially sensitive environments.
- Must be willing to travel at least 75-95% of the year (locally and out of state)
PREFERRED QUALIFICATIONS
- Associate degree in electronics automation HVAC technology or equivalent hands-on experience.
- Experience working in mission-critical environments (data centers hospitals etc.).
- Familiarity with industry-standard commissioning procedures and FDD platforms.
$80000 - $110000 a year
