Job Description

POSITION TITLE: Associate Director Property Accounting

COMPENSATION: Pursuant to Colorado regulations if this job is performed in Colorado the salary range is $115000 - $130000 plus bonus potential. Eligible to participate in the company benefits plan. REPORTS TO: VP Property Accounting

SUMMARY

The Associate Director of Property Accounting is responsible for the management and oversight of the property-level accounting team and platform for their assigned portfolio of communities. The team consists of 1 2 Accounting Managers 1 3 Accounting Analysts and supporting property accountants. The Associate Director is directly responsible for the quality and timeliness of financial information. The Associate Director may directly or indirectly oversee the daily activities of a select portfolio of properties.

RESPONSIBILITIES (Including but not limited to):

  • Manages and develops team meeting human resource objectives by recruiting selecting orienting training assigning scheduling coaching counseling and disciplining employees; communicating job expectations; planning monitoring appraising and reviewing job contributions; planning and reviewing compensation actions; enforcing policies and procedures.
  • Key contact for Clients inquiries; ensures Clients accounting policies are adhered to
  • Participates in implementation improvement and development of accounting policies and procedures including strategic planning and financial reporting.
  • Assists with audit inquiries tax return preparation inquiries COA mapping and maintenance.
  • Assists with and reviews overhead allocations bonus workbooks cash management and approval of payables.
  • Interacts with various departments regarding accounting policies and procedures by applying observations and recommendations to operational issues and interpretation of current policies.
  • Facilitate communication amongst multiple Cardinal departments to create excellent working relationships and to ensure proper financial information.
  • Maintains financial security by adhering to internal controls and identifying weaknesses.
  • Protects organizations value by keeping information confidential.
  • Assign projects and direct staff to ensure compliance and accuracy.
  • Establish and maintain fiscal files and records to document transactions.
  • Participates in Cardinal U training as required.

QUALIFICATIONS:

  • Bachelors degree in Accounting or Finance required. CPA or Masters degree preferred.
  • 4 years of property management or real estate experience
  • 2 years of supervisory and leadership experience
  • Working knowledge of generally accepted accounting principles (GAAP) or IFRS and their property application within the property management and real estate industries
  • Expertise with common technical accounting skills and accounting concepts including but not limited to Journal Entries Balance Sheet REconciliations General Ledger Analysis Accrual Basis Cash Basis Operating Expenditures and Capital Expenditures
  • Strong interpersonal and supervisory skills
  • Strong analytical problem-solving communication skills
  • Deadline-orientated and an ability to stick to time constraints
  • Proficient in Excel or Google Sheets including reference formulas pivot tables and other higher-level financial and statistical formulas
  • Exceptional attention to detail highly organied and ability to multitask and prioritize assignments
  • Experience with industry specific software: Entrata RealPage Yardi MRI or similar
  • Ability to read analyze articulate and compile financial reports used for business correspondence
  • Willingness to assist with additional tasks if/when the need arises
  • Ability to work as a team player and respect those you work with
  • Ability to embrace change and new ideas

Specific vision abilities required by this job include close vision distance vision color vision peripheral vision depth perception and ability to adjust focus. Routine local travel is required to attend training classes client visits or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Overnight travel required to attend company functions training property visits and other situations necessary for the accomplishment of special projects that may be assigned from time to time.
