POSITION TITLE: Residential Maintenance Asst. W-H Class: Non-Exempt

REPORTS TO: Sr. Maintenance Manager Hrs/Wk: 40 hrs

DEPARTMENT: Maintenance Temporary/Seasonal

JOB SUMMARY:

Assists with the performance of basic maintenance and repair tasks for buildings and grounds. May be responsible for providing support to other skilled workers with general building/facility maintenance projects such as preventive and scheduled maintenance and inspections. The incumbent may be required to work under hazardous and adverse conditions with appropriate protection such as sleet snow heat cold dust and dirt.

JOB DUTIES AND RESPONSIBILITIES:

The following statements contain general details describing the principal functions of a maintenance assistant the level of knowledge and skills typically required and overall scope of responsibility; but should not be considered an all-inclusive listing of work requirements.

ESSENTIAL JOB FUNCTIONS

  1. Practices safety precautions and always maintains safety awareness.
  2. Adhere to and follow all personnel and maintenance-related policies and procedures.
  3. Assists with a wide range of building and grounds inspections to identify needed repairs or replacements.
  4. Tests smoke detectors according to manufacturers recommendations and replaces batteries and maintains service log of tests and repairs.
  5. Responsible for accurately performing utility meter readings and maintaininglogs monthly.
  6. Visually inspects water heaters and furnace rooms quarterly for abnormalities such as leaks mold etc.
  7. Helps maintain convectors by conducting quarterly inspections cleaning unitsand replacing filters.
  8. Visually inspects windows screens doors door frames and locks for security and obstructed egress.
  9. Visually inspects house appliances and fixtures: sinks and piping refrigerators (gaskets) stoves and ovens (heating elements).
  10. Performs ground-fault circuit interrupter (GFCI) electrical safety checks on outlets.
  11. Performs routine inspections in compliance with REAC checklists and other maintenance requirements.
  12. Accompanies vendors during onsite inspections and/or treatments for pest and insect prevention.
  13. Performs other related duties as assigned.

KNOWLEDGE SKILLS AND ABILITIES:

  1. Knowledge of basic maintenance tools and methods to be used for building maintenance work.
  2. Knowledge of principles and processes for providing customer and personal services.
  3. Working knowledge of plumbing electricity carpentry painting HVAC general appliances and mechanical equipment.
  4. Able to use manual skills to make repairs to such items as plumbing valves and pipes; electrical switches; stoves and refrigerators; windows doors and other wood materials; mechanical equipment (e.g. snow blowers power mowers hedge clippers) and other maintenance duties.
  5. General knowledge of public housing/ HUD programs.
  6. Ability to read and write in English.
  7. Knowledge of tools and methods to be used in a wide range of building maintenance.
  8. Knowledge of occupational hazards and safety measures.
  9. Ability to understand and carry out oral and written instructions.
  10. Ability to work in hazardous and adverse conditions such as sleet snow heat cold dust and dirt as well as cramped quarters and high places known to this Authority.
  11. Ability to lift heavy objects into and out of trucks or other carriers using appropriate equipment and safety precautions.
  12. Ability to determine work methods and techniques for accomplishing assigned tasks.
  13. Ability to arrive at work punctually and maintain good attendance record.
  14. Ability to establish and maintain effective and courteous working. relationships with staff residents and persons outside the Authority.
  15. Ability to be on-call after hours and weekends as needed.
  16. Ability to be insured under the Authoritys vehicle policy
  17. Ability to be covered under the Authoritys fidelity bond .

MINIMUM QUALIFICATIONS:

To be suitable for this position the following education and or/experience is required:

  1. High School Diploma or equivalent (G.E.D.)(Preferred)
  2. One year of verifiable building or apartment maintenance grounds experience general trades or mechanical maintenance experience is preferred.
  3. Must be able to perform work both indoors outdoors withstand physical exertion from bending stooping standing and walking on rough terrain and inspecting housing development sites and facilities.
  4. Must be able to move through property and facility to diagnose building issues and identify areas needing repair or maintenance.
  5. Must be able to lift 25 pounds at a time.
  6. Must be able to perform the essential duties of this position with or without a reasonable accommodation.

WORK ENVIRONMENT

  1. Work includes moderate risks and discomforts which are common to maintenance and construction workers and may require special safety precautions and use of personal protective clothing or gear.

OTHER:

  1. This position normally requires general supervision from another person who may be a Senior Maintenance Mechanic Director of Maintenance agency director or one who holds a similar top-management position.
  2. The incumbent carries out work assignments after being provided with a work schedule determining own work methods and techniques for accomplishing assignments.
  3. The incumbent usually works independently and exercises a great deal of independent thinking to resolve problems in the act of helping to restore and repair buildings equipment and appliances.
  4. Supervisor spot checks work while in progress and upon completion for acceptability.
